Would Increasing Buyers Agent Commision to 3.5% Make a Difference

Hi all -

Curently my house is priced at 370,000 in this stagnant buyer's market in Montgomery County, Maryland. The commission is 5% with each agent getting half. Or if my Agent brings in the buyer, he gets all 5%. As I said, things are stagnant with very little traffic. My house is a 2BR/2BA house with upgraded rooms, improvements, and a small addition etc. I know the 2/2 is hurting me.

If I increased the buyer's commission to 3.5% would this house move? Is setting buyer's commission at 2.5% killing my chances for a sale? This is my major question.

What strategy should I take to move this house? I want to jump onto the buyer's market in more reasonable areas in the country and get on with it! All advice appreciated.
