Realtor.com & open houses

We will be having our 2nd open house Sunday. I told the agent on August 1st that we'd like to try again. This was giving her more time to be prepared with ads. The last one I don't feel was advertised well as it was only in the paper the morning of, instead of the whole weekend (Friday to Sunday) and was not listed on her site until late Friday or Saturday morning. We were sure we were doing it by Wednesday.

I think she said that it was listed on realtor.com as having an open house but I don't see that option any where. Has anyone ever seen it? Am I missing something (possible due to my back)

The realtor.com listing will have a yellow banner to click on saying "open house dates". Our first open house wasn't advertised until a few days before either. I just went onto the site and noticed we are scheduled for an OH on Sunday. LOL! My agent is on vacation this week so I expect she just put it on and will be emailing me. We are basically having them every 2 weeks so I'm not too surprized.

As far as newspaper: In the past the RE section for Sunday was delivered on Saturday so that where full page ads by all the companies. Not sure how it will be now as the RE section won't be available until Sunday mornings. Perhaps there will be a seperate RE section on Saturdays now? Who nows - I still think most people use the internet for RE shopping.

This might explain it. Q: My husband and I have been looking to buy a home and, as we've toured neighborhoods, we see houses with real estate signs, but we can't find the homes on the multiple listing service for several days. How long does it take for agents to post information? A: It takes only a few minutes, but the agents aren't putting the information in right away. By their guidelines, real estate agents are supposed to post a listing on the multiple listing service within 48 hours after the home is for saleâmeaning a sign in the yard. I'll bet, though, you're seeing this on Thursdays or Fridays. Agents have told me they like to start advertising homes on a Thursday because that 48-hour window doesn't include non-business days. So if a sign goes in a yard on a Thursday, the agent would not have to put the home on the MLS until Monday. That would give him Thursday, Friday, Saturday and Sunday to possibly sell that home with no other agent involvedâmeaning he would get the whole commission.

The way that Realtor.com works is that unless an agent pays an upgrade fee to post more than one picture, the picture that is used is the first one on the MLS listing. I started this thread discussing Realtor.com listings and MLS listing pics.

I followed that law suit...and I actually sided with the RE on that one...if I recall correctly, if you looked on a map, it was clear the property was in the Towaco section of Montville Township...not the Montville section.... If so, this link below seems to indicate that the buyers won...although IMO, that is a BIG stretch of the consumer fraud act...when in NJ thousands of people donÂt have an an address that reflects the town in which they live... We live in a municipality of one name...in a village of a different name within that municipality. There is no mail delivery to homes from our village post officeÂ..its too tiny....so our mailing address is that of the adjacent borough. However, we DO have our very own tiny village zip code...but any mail delivered to that zip code requires a PO Box. To complicate things further, there are two municipalities with our municipality's name in NJ....in two different counties...so we have found our name listed under the one in the other countyÂ.at least 50 miles away. Our phone lines come out of the nearest small city...so on various internet phone directories, we are listed as living in that city. Also, Âour mailing address zip code of the adjacent borough is ALSO the zip code of the next municipality over. The other municipality mailing address zip code is that of another borough altogether.....so, we have seven different names to deal with... Thank you for all of the responses. Wanted to respond to a couple of the questions/wonderings. Our agent has made several other changes, so I do not believe she just trying to save money by not making changes to our listing. I agree that technically a cul-de-sac should have a turnaround (hence the name), but as another poster pointed out, Dictionary.com includes "dead end" in their definition of a cul-de-sac. I suspect that the term has evolved over time yet also has some regional influence on it's meaning. So what I have done is find all the listings in my suburb marked as being on a cul-de-sac, yet don't appear from the map to have a turnaround. I will drive around tomorrow (SAHM who need to keep these kids out of the staged house anyway!) and check out these so-called cul-de-sacs. I'll also try to find some houses for sale on dead end streets (with no turnarounds) to see if they are listed as being on a cul-de-sac. Based on my findings, we'll go from there. As for the Sales History, I've also gone through several listings in my suburb to look up their sales history, versus what is available on our assessor's website. While a close match, I did find four that did have sales history on the assessor's office website, but not realtor.com. Strangely, they did have tax info. I am considering JAMIES idea to fudge or omit the parcel id on the MLS if possible - maybe I can get my agent to check out those 4 properties on the MLS and see if their parcel id's are correct. I actually have used our assessor's public data quite extensively in successfully appealling our property taxes. I used the sales history for comps, which is what you are supposed to do in appealing one's taxes. That is why our's is labeled "unqualified" because it does not qualify as a comp. Will continue to research this, but some of your posts have helped me feel better about the info being out there. If in the end there is nothing we can do, so be it. Hereabouts, the hugely numero uno place to advertise Sunday open houses is in the Sunday paper open house column. The second place slot belongs to the balloons on the directional open signs. There almost is no third place. I can't speak for other areas. (Realtor of 24 years.)

Just looked at the listing again, still not listed as having an open house...unless I'm missing something?

I just went to your realtor's website and clicked on featured property. It said there were 30 listings on three pages. There were 10 on the first page that opened up. When I tried to click on pages two and three I got an error message. Thought you might want to give her a heads up.

I see your listing is the first one on her regular listings page.

I actually emailed her over the weekend about the problems on that web site. I've been having problems with that site for a while, figured she was working on it or something but never said anything. It's not the main site I use.

I also said something about my house not being featured on that page. At that site (homesinsouthjersey.net) even if you click on my county, which is Burlington, it will open yet another link with a featured homes button. This one opens in her other site and my house is not featured there either.

The reason I went with her was her extensive web sites. I never thought to check during the almost 3 months we've been with her to see where my house was featured (seems only on her remax page). I'm pretty disappointed to say the least.

I'm still not seeing my house as having an open house anywhere except the ReMax sites. I've been to other sites, they already have Sunday's opens up.

Since the contract is up in 10 days, I've been double checking everything.

In my experience, newspaper ads are nearly useless for advertising open houses. YMMV, of course, but I've done a lot of opens, and have never noticed a difference in attendance between ones that were advertised in the paper and those that weren't.

An adequate number of directional signs is far more useful IMO, as is a "OPEN SUNDAY 2-4" (or whatever) rider on the sign the Tuesday before the open.
