How long does frost damage take to show up?
Comments (2)Luckily, I got away with 26F instead of the 23F called for - weather.com is now calling for 29F at the airport in Greer, so I SHOULD get 26-27F - I hope. I have had a number of things get frosted back, but hope I haven't permanently lost anything. Maybe the flowers on my hydrangeas - too big to cover, and too cold for too long - and a few other things - I am HOPING the lilies will flower fully this summer. After tomorrow, the 10-day forecast is for night-time temps in the 40's, so we can hope. I would say that the worst of the damage should be clear by Tues. or Wed., and much of the start of recovery seen by the end of the week. I wouldn't be too quick to prune back any of your woody plants - the leaves may have died, but the stems may still leaf out from ancillary buds. I would wait on them (shrubs and trees) until the end of next week, or even a bit longer, to be sure the stem or branch is truly dead. Soft stems that are black or limp, you can take off as soon as you can or want. If you have a question, scratch the stem lightly - if it shows green, it will probably recover. Any perennials that died back to the ground, I would wait a week or more, to be sure they won't come back from the roots. Don't forget that many of the plants we grow in our gardens evolved in a climate not too different from this, and can handle a frost without dieing. Comments (23)In Montana, most of my tomatoes (started by me) become fully ripened in August. However, tomatoes I started this year on 3-25 (and transplanted to 1-gallon pots at some point) ripened in July (early July through the first 3/4 of the month). NOTE: Those started on 3-25 (and transplanted into 5-GALLON pots) ripened earlier--in late June. Transplanting for both sets was the first week of June. (BTW, I have never seen any stress caused by transplanting, no matter the size of my plant/pot. My tomato plants really take off after they go in the ground.) Those started later, on 4-10, have NOT RIPENED as of August 1. ALL of my tomato plants are loaded with tomatoes, ripe or not. This data doesn't give us the same info as comparing the planting of 6" plants vs. 12" ones would, but it shows that starting early CAN produce earlier tomatoes, especially, IMO, if bigger pots are used, as needed. I did, btw, plant some tomatoes in 4" pots (that were very tall and should have been transplanted into 1-gallon pots) at the same time that I planted the ones in 1-gallon pots in the ground. Those made a good effort in catching up, in size at least, but they were just flowering when others had lots of fruit on the vines. Were any of my plants root bound, particularly the ones in 4" pots? Not that I recall. In fact, I need to learn how to produce more root and less growing top because my tomatoes get too tall before transplanting outside (I have them on a southern-facing, plastic-covered back porch WITH a roof, so they don't get full sun, by any means, which is the main reason they get so tall). I like starting plants earlier than recommended, especially since I moved to this colder climate. I believe, if the roots are given plenty of room, this method can produce healthy plants that produce earlier, just like with flowers that you want to bloom earlier. But beware--it's a lot of work to bring all those plants in big pots inside every time the temp looks like it's going to dip below 45 degrees F at night!...See MoreLocation Problem Listing with Realtor.com

I actually think the buyer lost, but I'm guessing real estate agents don't want to open themselves up to something like that." By any chance..was that the one in Montville? I followed that law suit...and I actually sided with the RE on that one...if I recall correctly, if you looked on a map, it was clear the property was in the Towaco section of Montville Township...not the Montville section.... If so, this link below seems to indicate that the buyers won...although IMO, that is a BIG stretch of the consumer fraud act...when in NJ thousands of people donÂt have an an address that reflects the town in which they live... We live in a municipality of one name...in a village of a different name within that municipality. There is no mail delivery to homes from our village post officeÂ..its too tiny....so our mailing address is that of the adjacent borough. However, we DO have our very own tiny village zip code...but any mail delivered to that zip code requires a PO Box. To complicate things further, there are two municipalities with our municipality's name in NJ....in two different counties...so we have found our name listed under the one in the other countyÂ.at least 50 miles away. Our phone lines come out of the nearest small city...so on various internet phone directories, we are listed as living in that city. Also, Âour mailing address zip code of the adjacent borough is ALSO the zip code of the next municipality over. The other municipality mailing address zip code is that of another borough altogether.....so, we have seven different names to deal with... Comments (89)Even our lawyer IS concerned about their death and infirmity contingency. In all his years as an estate and realty lawyer, he said he has NEVER seen that kind of contingency. Especially their infirmity contingency. He wanted it defined. It was defined by their lawyer mostly as a loss of the ability to make a decision. So NO, I am not heartless when I pray for them to live and be healthy up until our closing. I only wish them to last until I sell them my home.... I wish to close without having to worry about putting my home back on the market once again!! I don't think I could bear going back on the market again if anything happened to this sale. These people may be paying cash for the sale of our home, but they only put down 1k as a good faith gesture to purchase. Paying cash for full amount.. with only 1K in cash as a deposit could mean they could walk at any time until closing! They would not be out much if they did so. However, I doubt that they will do that, but you never know. Still I will not really RELAX until we officially close a month from now. Rental agreement is now in place, they didn't budge much on their rental price but we don't want to rock the sale of our house at this point. They only made the offer to buy because they knew we could rent the house back to them. So they will be making a nice profit on us from renting it back to us for 3 months. And we are alright with that... considering we actually were better about giving them a good price for our home.. we didn't dicker as much as we could have. In the meantime, our house inspection turned up with no major problems (which I assumed would happen- but who knows if there is anything lurking beneath the surface) although we are still being tested for radon... which who knows what that will be??? Never had one in all the almost 30 years we have been here. Hopefully, we will pass that. The building inspector will be picking up the containers on Monday at noon and said he will be able to get the results before the time expires for us to go under full contract....See Moredreamgarden
