Hi Donna, First of all, even if your agent is limited to one picture, it doesn't mean that has to be of the front of your house. I've seen ads with no exterior shots or with a single picture of a spectacular view. You should insist she use a great interior picture instead, unless she has a better reason to use the exterior shot. As for contracts with Realtor.com, yes, there are different types, but it gets a little complicated. Realtors don't pay per listing; rather the ability to enhance listings with 6 photos is an annual service that must be paid up front. What fee your agent would pay differs bewteen different locations, different broker contracts and your agent's number of listings, but it generally isn't cheap and may not be feasable for your agent right now. Enhanced listing ability isn't compatable with all MLS's either, so it might not be possible for your agent to do it where you are. Finally, if your agent's broker isn't enrolled in enhanced listings, I'm not sure your agent could sign up as an individual or not. My best suggestion is to firmly let your agent know your position on the photo, and ask if she could consider enhancing her listings. (If possible, it could do great things for her business, too, and benefit you both!) It's unreasonable for her to keep a sub-par picture up if you've communicated your unhappiness with it and she agrees it's sub-par, but there may not be anything she can do about the number of pictures on Realtor.com. Are you listed on any other websites? How many pictures are you allowed on the MLS? You should also ask to get more pictures out there in other places. Finally, I usually evaluate how showings are going at the 2-week point based in part on web traffic. If a listing has been viewed 900 times on realtor.com but no one has called, there is a problem with your picture. If it's only been viewed 4 times and no one's called, it is more likely a problem with price, description, or wording. Ask your agent if you can get that information from them, as well. I'm a for-sale-by-owner and I'm on Realtor.com because I paid for a flat fee listing. I've sold a few houses myself before and this is a new thing, that we FSBO's could get it on there. I have a great ad on there--25 pictures, lots of information, good header, price range is in a common search criteria. So I thought things were going to bust loose! I have not gotten any more interest since I put it on there. We have a website and we can tell where our hits come from and all the inquiries from Realtor.com get forwarded to me directly but I haven't gotten one bite from them. I've gotten dozens of inquiries--e-mails and phonecalls and thirty-one thousand page turns on our website but none from Realtor.com. I was surprised. Then the other night I was talking to someone who is getting ready to buy a house and she had never even HEARD of Realtor.com. I couldn't believe it because that's my go-to place first when I'm house hunting. I'm stumped. I thought your house looked gorgeous and couldn't believe the great price. Texas is cheap! But I didn't watch the whole tour because it was too slow. I wanted to. I was curious what the whole thing looked like. But it was taking too long. If I was house hunting though, I would have stuck with it. In general, I also hate the virtual tours because like the other poster said, if they're just pictures zooming in and out, I'd rather go at my own pace. Why aren't there any REAL tours?

linda - thanks for that description about REmax. I knew that agents kept their commission, but have a desk fee to be a REmax Agent. What I didn't know was that the broker controls and pays for advertising in other agencies. I always thought those expenses came out of the Agent's pocket no matter for whom they worked. How educational! I know of many people who weren't using Remax were told by their agent that they fork over the money for advertising. There are many realtors on this board and elsewhere that complain it costs them alot of money to have a listing because of all the advertising expenses, etc. From your description, it appears they don't. Come to think of it, I've been lucky because I bought and sold my first home using Remax, not knowing the things you pointed out. When we sold during our divorce, the RE was our neighbour and gave us a break on his side of the commission, explaining clearly that the buyer's agent would get their own percentage share. Fair enough. He gave us a sliding scale based on how long it took to sell the home. We didn't use Remax in Flagstaff b/c we found an awesome realtor there who helped us find a place to rent before we bought. She was the one we called when we did buy and then when we sold. She was the ONLY one who would help us find a place to live before we bought. She was a wise woman because the others didn't see a buying commission out of helping us find a place to rent temporarily. All she really did was refer us to some rental companies. That was enough for us to see she was helpful. The other agents who didnt' see us as a commission from them lost any chance of commission completely when we bought a few months later and sold 6 months after that. The agent we'll be using to sell this home is Remax. It makes me feel a bit better about the whole process knowing that he will have a higher degree of freedom than an agent from other broker offices.

I followed that law suit...and I actually sided with the RE on that one...if I recall correctly, if you looked on a map, it was clear the property was in the Towaco section of Montville Township...not the Montville section.... If so, this link below seems to indicate that the buyers won...although IMO, that is a BIG stretch of the consumer fraud act...when in NJ thousands of people donÂt have an an address that reflects the town in which they live... We live in a municipality of one name...in a village of a different name within that municipality. There is no mail delivery to homes from our village post officeÂ..its too tiny....so our mailing address is that of the adjacent borough. However, we DO have our very own tiny village zip code...but any mail delivered to that zip code requires a PO Box. To complicate things further, there are two municipalities with our municipality's name in NJ....in two different counties...so we have found our name listed under the one in the other countyÂ.at least 50 miles away. Our phone lines come out of the nearest small city...so on various internet phone directories, we are listed as living in that city. Also, Âour mailing address zip code of the adjacent borough is ALSO the zip code of the next municipality over. The other municipality mailing address zip code is that of another borough altogether.....so, we have seven different names to deal with...
