Offer contingent on sale of their property Thoughts?

Hoping to get some feedback. We are expecting an offer on our house tomorrow. It's been written and the agent is holding it until tomorrow. We haven't seen the offer, but the agent did say it is contingent on the sale of a 5 acre piece of property.

A little about us.....Our house has been on the market for almost a year. Our initial asking price was 998K and we reduced it 100K after it sat on the market for 6 months. We've had 3 other offers that haven't made it through the contingency period. We moved out of the house a year ago and are currently renting in another part of the state. We can't buy or build a house until we sell the house. We really want it to sell before the end of summer, but are losing hope. We still have quite a bit of equity in the house and, though we would rather not, can still lower the price if necessary.

The housing market in our area (near Vancouver/Portland) and current price range is very slow. Given our current situation, we can't wait another year for someone's property to sell in order for our house to close.

How would you counter an offer like this? We really want to make the offer work, but absolutely will not take it off the market waiting for their property to sell. A similar situation happened with our 1st offer. Right after the offer fell through, the market tanked. Not doing that again.
