Wow, it's fantastic to see the layout really come together after all the iterations. I think you've gotten the best of everything that you were trying to achieve! I love seeing the window seat in the M bedroom, and the cute shelves in the corner of the dining area, too.

i've arranged the rooms a bit differently, because i have a very narrow lot and a fabulous view i want to capitalise on.

Laughable- Isn't that a pretty window seat? I really like it. Yes, it could be a place for the sewing machine! LOL I could store fabrics in the utility room...I don't have that many brooms, so the broom closet could be shelf storage, on one side or I could move it to the mudroom and have more space for fabric!

Remodelfla- No, the blue and white tiles are pretty, but I decided to do something more with vines or branches...a little more curvy. It is a beautiful sunroom :)

Jillsee- It's a pretty wood, I think it looks like cinnamon, warm, but not too orange. Thanks, it is a pretty view and I'm glad we have the creek and all the trees. The farmland is 'worth' a lot more, but since we'll never sell, I'd rather have the trees!

Fallingwaters- That's neat, about the dimensions. Do you have any pictures? Any tips about the sunroom, since you already have one? I've spent a lot of time working on this plan, but it gave me something to do, while it snowed (LOL)

I'm sorry, but I didn't see the original thread long ago - so I'm asking things that most on this thread already know.

What in that plan is the current existing house, and what will you be adding on or substantially reconfiguring (moving exterior walls)?

What is on the second floor above the ground floor space that is being added or reconfigured?

In total, how many square feet are you adding or reconfiguring on each floor?

Congrats on finding your final plans! You home looks like it will be warm, inviting, and conducive to comfortable get-togethers. I particularly like the bedroom window seat. My husband and I are also building. We just added one to our plans. Our plans were "finalized" six months ago, but our framer raised a concern last week that we felt needed to be addressed. We lost a balcony off the master bedroom, but gained a window seat and a larger closet. Ah well, I'm learning that there are trade offs for almost every design decision. Your plans look like it will be a really lovely home. Cheers.

My inspiration folder has some of the same photos -- the house in Toronto with the black stove and all that stone and wood -- I love the juxtaposition of the wood with other materials. You have come a long way from your initial thoughts about your kitchen, and you're making great progress. Will look forward to seeing what comes next!

I'm looking at your masterbedroom and while I'd recommend changing the closet situation, I can't offer a solution. You have a fantastic space, great bathroom, but to have a dressing area/closets would be great. You seem to have everything else!

Just a thought.

Amanda- Actually, instead of regular closet doors, I'm thinking of using something like these...to give the feeling of a little dressing area, in a limited space. The middle section is supposed to look like a built-in armoire.

Scootermom- The hard part is finally knowing what you want...but having to wait for it to be completed!

Mklee- It sounds like you'll gain a lot of usable space, in exchange for the balcony...and still have a pretty view. Are you putting any shelves or bookcases around your window seat?

Chris- I'm thinking about white appliances, to match the countertops and lighten up the space a bit. It would be great to find a fun stove, though :)

Greenhousems- It's a beautiful sunroom (and cat) but they're not mine. My sunroom is added on space, so it doesn't exist yet, but that's a great inspiration photo!

Johnliu- The living room, bedroom, and bath are already there, but the window seat is added on. These are not original to the house, but part of an addition, added in the 1950s.

The bathroom was added in the 1920s. It is in bad shape, so that will be practically rebuilt, and a few feet added on the back.

The kitchen/dining area, porch and entry are the original part of the house, built in 1904. There is presently a separate kitchen and dining space, but I'm taking out a non-load bearing wall and making it one big area, with the kitchen moved to the front. The utility/powder room is the current porch, which is having a new roof that will extend over part of the sunroom. The mud room and sunroom are new space, as is 3' of the vestibule. Right now, the space is even with the kitchen window, in the plan.

Currently, the front door is where I have the fridge and the hall is a walk through area to the living room. The stairs are being turned, so you access them from the front, not the back and the basement stairs are in about the same place.

Upstairs there is currently a bedroom, over the kitchen/dining area, with slanted ceiling kind of a big attic space. There's also room for another bedroom or study, in the attic space over the living room/master bedroom. I plan to add a big dormer across the back, to bring in extra light. There is no bathroom upstairs, currently, but the plan is to add a bath over the main bath, with linen closet, then the bathroom, so you don't walk out, right at the top of the stairs.

The basement is mostly cellar, under the original part of the house. Under the addition, there are two rooms, which we plan to open up with a large arch, to make the bar area and rec room, for my husband (think man cave) LOL There's a fireplace down there too, also brick, under the living room fireplace.

Lavender, I just wanted to say that I saw your very first posts and have been following this off and on. I think it has evolved wonderfully and that the layout of things like the master bath, mudroom and utility room, in relationship to the kitchen/dining/sunroom are just vastly improved over your first plans. I know that a lot of it might have been concessions due to roofline, but it seems like it'll work really well for your lifestyle. Congrats on getting this far and good luck with the next phase...

See, this is the part I find exciting about a big-budget project. It isn't about fancy finishes; those are nice but only do so much for you. It's the ability to make such an incredibly major transformation all at once. It's an entirely new old house!

Staceyneil- Thank you, I appreciate that. There have been a lot of changes, but I think you're right...this is a much better plan than we started out with :)

Onerae- Yes I will...and you, too if you find one first! I saw some cute floors at Armstrong, but of course, they're discontinued...but I will keep looking!

Marcolo- It is a transformation, but not really that different than what was there before. Except for swapping the kitchen/dining area, the main rooms are all in the same places, but some of the entrances have changed...which have made the flow much better, IMHO :)

Also, the new mudroom and sun room will add a lot of living space and storage, which should make the house feel much larger. Although we made some changes, I wanted my husband's family to recognize that the old house is still there...the one they spent Christmases and summers in, as they were growing up.
