replace driveway & refinish floors before putting on market?

Hi
I plan on selling my 1950s brick ranch style, single car garage home myself next year when I retire. I've made some improvements in the 18 years I've been here and I think the house will show pretty well as a starter home. The concrete driveway is very narrow, cracked and slightly sloped toward the house (clay soils). I was planning on replacing the driveway for curb appeal but a landscaper has suggested that I should instead be prepared to lower the price for a buyer who might want to add a garage and a wide driveway, as my house is on a corner.

The house also has oak floors which are badly in need of refinishing. I'm debating whether I should refinish them (and deal with the mess and inconvenience) or just be prepared to lower the price, if need be.

Any thoughts would be appreciated.
