Replace or refinish 100+yr old Douglas Fir floors?

So we have a very old home with original Douglas fir Subfloor that is our floor. It's pretty but very soft, many splits and gaps and splintering. It has been refinished at least twice before that I know of and the filler between gaps eventually breaks loose after a few years due to movement of boards. We are going to sell in about 3 years but keep it as a rental until then, would it be better to install a floating wood floor over it (since it's a subfloor there is no tear out needed) and that way the next owner has the option of having the originals underneath if they desired that. Or refinish it knowing it won't hold up very long and wouldn't look as fresh and tidy. The cost are about the same maybe 1K less to do new floors because we would lay them ourselves. Thanks!
