zoe, I've linked your previous post which started with the master bath below. If you look at the posts in it dated May 9th, you'll see some paint advice for the dining room there. Neutral is the way to go when prepping for sale.

I have resolved the Master bath and Bedroom. This post is specificaly for the DR. No advice was given there.

And once I get the rooms finished, I am going to need help with staging.

I'm not quite sure I understand. Can't you just paint everything below the actual chair rail the same neutral color? Some kind of cream that's in the rug and a lighter cream/off white above the chair rail.

'Yes to what tinan said. Often rooms with color don't photograph well, and you're not redecorating for you. I would go with a neutral (usually your realtor will have a list of their favorites) and leave it at that.

The best thing we did for our house when we moved in was paint every wall SW Creamy. It immediately brought down the dated feel of the space and even made some questionable things seem fresher and more tolerable. We have these weird, tall contemporary windows in our dining room and with the old paint color they were *gak!* but with the creamy walls and white trim, they look lovely. And with plantation shutters, I think they will be positively charming.

We have sold homes in several states and sold very quickly. The one thing we do is have every thing in tip top shape and very clean and all walls painted in neutrals. It is so much easier to imagine your own furniture in a house that is neutral. We also remove anything personal such as family pictures and pare down to no more "stuff" than a model home would have, even if you have to put things in storage.

One of our homes had a blue room (from a previous owner) that we hadn't repainted in a public area and a master in the same funny blue. We had only been there a year and hadn't repainted, so we just listed as it was. We had numerous showings, but no offers. We also had a horrible realtor, but a great one in the city we were moving to. One day the out-of-town realtor called and had me walk her thru the house verbally as she felt something was wrong inside if we were getting that many showings and no offer. When she heard about the blue rooms, she immediately said get them painted neutral. I was surprised that anyone couldn't visualize the room painted in another color. She said the couples today are both working, don't have the time to paint, don't want to spend the money and many can't visualize the room repainted. Long story short: we repainted in a neutral and sold the house within the week at our asking price. Was it the paint? I can't say for sure, but when I want to move/sell, I'm willing to put in the effort up front and be done with it. I don't like having to get up every morning and make my house look like a model home any longer than necessary.

I would paint your DR above and below the chair rail in a neutral. Below could be a darker neutral on the same paint card. I would strip the wallpaper everywhere and paint all rooms in a neutral. I would get rid of the valances, also.

Agree wit the above. All neutral paint etc and no nicnaks. I would take down all curtains and valances as well.

I think the dining room is beautiful too but agree that neutral colors will help sell the home quickly. I love neutrals because you can add other pops of color in your decorating without having to repaint.
