Two weeks is not a whole lot of time on the market. I'd just make sure the house is as clean as possible inside and out, maybe go to some of the other open houses in the area in the same price range as yours to see what the competion is like. If you are honest with yourself you might see where the problems are.....if there are any.

12 showings in two weeks is great! It means that your house is well-priced and people are interested. Have you gotten any feedback? Have the agents who show the house give your agent feedback/comments. When our house was on the market, we had access to this website where showing agents put comments (their own opinion as well as their clients) about price, condition and location. Hard to read but helpful.

What's the average days on market there? 2 weeks doesn't sound very long to me, although I know when we were selling last fall every week seemed like an eternity. 12 showings in 2 weeks is good!

If there are a lot of houses for sale in your area, then buyers don't feel any pressure to put in offers right away. They may take their time and stretch out the process.

You may have to prepare yourself for a longer journey. Streamline your daily routines, declutter your house as much as possible so it's easy to keep up with it, and just remember it's only temporary.

It just means the right buyer hasnt come thru your house yet. Give it some time, if you are having that much activity, it won't be long to find the buyer. You sound very anxious, I do hope you're not home when its shown.

12 showings in two weeks means your house is priced to sell. Right now buyers in general in our area are only buying "deals", probably somewhat like the offer you received. I think this is one you can blame on the real estate overall. Lots of people sitting on their pocketbooks right now just to see what transpires in the market.

I know that where I live, the agents have told me that 25 -30 showing for a house to sell. Good luck.

We just experienced the same thing. Well over 20 showings in 6 weeks before we got a contract. All of our feedback was positive but we were just one of many homes in our price range so we had a lot of 'tire kickers' before the 'right one' came along.
I think this is our 7th 'sell' and I don't think we had that many showings in all of those combined! Real PITA to maintain the house in showroom condition but just part of the process. Good luck.

Thanks for all the support... this is the first time we've sold a house, so we're learning as we go. I've been lurking here for about 6 months before we started the process and picked up lots of good info!

I guess this is just an exercise in patience and pushing the vacuum around! The constant dog hair and nose prints on the windows and doors drive me crazy!

The only feedback we've had was things we can't change, like our location on a busy street and the size of the house (we bought it because we believed in buying what we could afford in a nice neighbourhood instead of buying bigger in a less good neighbourhood.) Many of the neighbouring houses are larger.

I almost wish we'd get some feedback about something that could be fixed or changed, then I'd feel I was doing something useful instead of just constantly cleaning!

In the meantime, I'll clean... and pray :)

Well you were all right, I was just being impatient. Yesterday TWO offers came in, one very strong and the other not even close. We accepted the strong one, naturally.

They only had one condition, that they get to review our pre sale home inspection and talk to the inspector and have a chance to see if everything was acceptable to them.

Being as our inspection was really good... just cosmetic stuff, I imagine they will accept it.

Now, on to the shopping part of the equation!! Still stressful, but at least differently stressful! Especially since we're relocating 600 km from here.

I'm not sure I'm the best person to ask, but my impression is that its the same as everywhere else, it depends on the local market.

For instance, I live in Southern Ontario (about an hour west of Toronto), where the market is night and day difference from say Manitoba or Saskatchewan. Just an hour east in Toronto, the market is also very different and is still fairly strong.

Right here in my city, it seems to be hit or miss... definitely down from 3 years ago when we bought here. A house would hit MLS and before you could schedule a viewing, it would be SOLD.

Some other houses in my neighbourhood have been on the market since late last summer, but pricing is really to blame. They didn't seem to notice that in the last 3 years the market has changed, the demand has reduced and the inventory is pretty high, especially this spring.

While interviewing realtors to list our house with, all of them commented on how cautious buyers were being and how they wanted to see 20+ property options before narrowing down their choices.

In contrast, 3 years ago, we looked at 3 houses, all had one offer on the night we were ready to choose one and make an offer and we had to really compete to be the chosen offer! In our case, we offered $1100 over asking price and with only financing as a condition, even though we were already "approved".

Our next purchase will be near Ottawa (600km east) and again their market is different again, especially since we'll be looking in the rural areas of Ottawa. Many of the rural properties have been on the market for some time and a couple new ones have been listed very recently.

If they are priced correctly, have a convenient commuting location and are in good condition, they sell pretty quickly, I guess that IS just standard everywhere :)

I'm not sure if that answers your question about our market or just raises more!

I'm just happy I don't have to scrub like a maniac today and now I can get other things done like make time for a hair cut and get the oil changed in my van!

giantpony is right - the market across Canada is different from city to city. In Alberta, especially Calgary, the market is still hot. Appreciation is still skyrocketing.

My mom's neighbour sold her house for $500K two years ago. Now houses in the same area are going for close to $2M. It's in a very desirable area, close to downtown and is now considered inner city, but when they bought the house it was a suburb.

The real inner city areas, people are tearing down bungalows that were on huge lots and building condos or subdividing the lots for the two narrow houses beside each other.

Toronto and Vancouver used to be the most expensive places to buy in Canada. When I bought my first home in Calgary, a 1350 sq. ft bungalow, we bought for $136K and sold 5 years later for $170K. The same house in Vancouver would have been 400K easy.

Sask/Manitoba - houses are still really inexpensive compared to other places in the country.
