Buyer Beware - Loan America Inc

Im posting to prevent anyone from going through the heartache we are currently going through with an on-line mortgage broker called Loan America Inc out of the Atlanta area.

My wife and I have expanded our family and decided it is time to move to a larger home. We found the perfect home, made an offer, and our offer was accepted. When it came to getting funding we asked for quotes from a large reputable bank (Citi), a local mortgage broker recommended by our realtor, and lendingtree.com.

After going over multiple good faith estimates from all, we decided to investigate one that was sent to us through lendingtree.com. The company is called Loan America Inc and had rates in line with in line with the other low quotes from lendingtree.com.

We called and were able to get in touch with a real person, who seemed knowledgeable, well-spoken, and was easily reached. We also checked out the broker with lendingtree.com (4 ½ out of 5 stars on their rating system), a good standing member of the Better Business Bureau (BBB Member & BBBOnline Reliability Member), and did an internet search for complaints against this lender.

After doing our research we decided to move forward. We provided all of the required information, ordered the home inspection, and ordered the appraisal. We followed up with the broker on a daily basis and were always able to reach him and were reassured that everything was on track. We received confirmation that the loan had cleared underwriting, our rate was locked w/ no points, and that we were clear to close.

48 hours prior to closing, we received a revised Good Faith Estimate from Loan America Inc. To our disbelief, the estimate had $3,500 in additional lender fees, including a 1.2% loan discount fee in order to receive our "locked" rate. After several phone calls, we were told that this was a simple clerical mistake. Then we were told that this was due to our appraisal (appraised for $10 k above purchase price). Finally, we were told "We have to make money somehow".

We feel intentionally misled by Loan America Inc. and our contact, Nathan Sawyer. We are now scrambling to find a new lender and close in a reasonable amount of time. We are now at risk being temporarily without a home, losing our earnest money, and losing our future house to another offer. IÂm sure there will also be trickle down impacts to the couple we are buying the house from and their future house.

IÂm sure that lendingtree.com offers a great service to many homebuyers, and they do seem to be investigating our complaint, but their service did not work in this case. Please beware of lenders on this site, and specifically Loan America Inc. They will pull the bait and switch at the last minute and leave you with a choice to agree to their new terms, or not close on your house.

I hope that this post prevents at least one person from being 48-hours from close and without a lender.
