Offering a low ball offer....

We have found a great fixer upper in a great neighborhood. The home went on the market for $479k last July. They have since come down to $453 and changed realtors. The home does not show well and is in need of all 3 baths being redone. The rest is cosmetic but could be a bit of work. The market is very slow here. Plus, there are plenty of homes in the area at the $450 range that are in much better condition with little to do.

We are considering an offer of $380k with contingencies of a satisfactory inspection including well & septic, and contingent on selling our current home.

Are we out of our minds going so low on price?
