If I have the correct property...I can tell you one huge reason you've not had any showings. Your REALTOR apparently does not have Enhanced Listings & there's no pictures other than the street shot. Many people don't even look at houses that don't have pictures. With just the short description & the one picture...I've no idea what else might be an issue. The good news is though that nobody else knows potential problems either 'cause there's no pictures!

There are 15 photos..go to AtlantaMLS dot com. Then choose to search for homes by subdivision. Subdivision name is Garden Cove. The listing is the one story brick front ranch for $150k.

Note to seller: Remove the treadmill from the main living area. Also the flat screen TV that is installed on the wall above the fireplace...it makes the ceilings look low. I would remove the TV from the wall for the sale because of this.

What is that blue thing on the left side of the dining room photo?

The red on the bottom of the kitchen counter/lower wall is too screaming red.

Overall the place looks clean and well kept and seems to show well. Maybe make the price $149,900?

Thanks for the advice. We asked the agent about the treadmill and she said it wasn't necessary to move it. The blue thing in the dining room picture is part of the treadmill.....again, i thought we should move it.
The real estate agent printed out many comps and says that we are priced too low. I have looked online at the others for sale in our price range and think we are priced correctly. Changing it to 149,900 might be a good idea.

What are the white gates? Are they for dogs? That would be a turn-off to me.
The kitchen looks small,and the cabinets look like they are a inexpensive builder grade.
I didn't see square footage listed. That is one of the first things I'd want to know.
The fact that on Realtor.com in your zip code there are 359 3 bed/2 bath homes in your price range, 53 of which have multiple photos doesn't help.

I started to type my feedback for what I thought could improve your listing. Then I decided to look on realtor.com and compare the comps and your competition. My honest opinion is that you are overpriced. You are competing with new construction, colonials and much larger homes. There are 4 bedroom 2.5 bath homes in the $150k range. Sorry, but you asked for honest opinions. Did you have a couple of realtors come in and give you CMAs? Based on the amount of homes that are on the market in your area right now, price is going to be key.

MK. I would be happy to give you my thoughts.

1. I would get rid of the treadmill. Its not so bad in the family room, but its horrible in the formal dining room.

2. I would take out pictures 7 and 8. The kitchen is dated, the cabinets don't go well with the red paint and it just screams, "work". The rest of the house looks lovely and the idea of pictures is to get people there. I have the feeling you are being ruled out before they even make an appointment with the kitchen pictures. Let them come, fall in the love with the rest of the house, then if they decide they need to update the kitchen, its not so bad because they love the rest. Right now, they can't fall in love with the rest because they are discounting the home without even coming.

3. Pictures 9 and 11 are too dark. They need to be redone.

Since you are listed now, another realtor will not come over and give you a CMA. You may have to pay (about $300 in my area) for an appraisal to get an honest evaluation.

Take down the dark photos as they don't do anything for me. I'd also move the plant in the kitchen, it almost looks like it was photoshopped in.

I also say the gates should come down and get rid of the pictures where you can see the pet doors. I might not come out due to that.

Your agent doesn't appear to have a great camera as the reds are different in the same room different shots. You might think to call a pro. We're gonna get new pics by a pro as well as a virtual tour.

It's the front of your house and side yard... too much yard and too dark to see much (the shadows), but not terribly bad.

Can you get more to show up there? I'm looking in the Denver area and always pass by the ones with only one picture. For some reason I think they have something to hide.

But if I was searching in your area I wouldn't have seen your home because I always filter by square footage.

Picture #3 - Your entry seems cramped by the amount of furniture. One piece of the other is plenty (although I'd take down the picture, it isn't necessary)

Picture #4 - Remove the treadmill. Remove the flat screen TV. Nothing says we have limited wall space like a TV on top of a fireplace.

Picture #5 - Remove the gate. They may be there for children or it may be there for pets. Any suggestion of pets will have people thinking twice about viewing your house.

Picture #6 - The blue arm is very distracting. Also, the mirror reflects the living room. You may want to replace the mirror just for a re-shoot, and then put it back up after a new photo is taken.

Picture # 7 - Remove the white gate. Remove the pot. The orange color that your counter is painted seems to make the counter super large and the cabinets super small. This makes me think you have limited cabinet storage.

Picture #8 - Ummm this picture does you no favors. I'd remove it completely and not attempt a re-shoot.

Picture #9 - Why? it is dark, it highlights the gates and it doesn't really show anything. Maybe it is supposed to covey room flow but it actually makes your house seems dark and dingy. I'd remove this picture.

Picture #10 - I don't get a feel for the size of your master bedroom from this picture.

Picture #11 - Lovely bathroom, too bad the photo is so horrible. It makes the sink area where someone will shave, put on make-up etc look dark. Your picture #12 is much better. It shows a bright sink for shaving, make-up etc. Have picture #11 retaken.

Picture #13 was taken too far away from the bathroom. It is too much doorway, not enough bathroom. Have that one retaken.

I actually like the $150K price and would not advise you to lower it to $149,900 just yet. Why? You will catch people in two search ranges, both the $125K - $150K range and the $150K - $175K range. If you lower by $100, you will lose the second search range. Now, if you find that you are five or ten thousand dollars over priced, certainly lower the price. But, for $100 you aren't gaining anything and you are losing an entire search category.

One of the best ways to know what you are selling against is to go out and view some houses for sale in your general area. Drive by the house for curb appeal and view the inside of the house at Open Houses. You may find that you stack up very well against your competition, or you may find that you are overpriced compared to what else available. When I sold two years ago, I was $10K higher than the house down the street (and we were priced under $100K). I sold in less than a week, that other house took months. Someone might have said I was priced too high (I was actually under priced as it was a divorce sale and I wanted out), but I knew what I was competing against and that my house would sell and sell fast compared to the competition. And, it did.

Thank you guys so much for your help. I have not had a good feeling about the pictures from the beginning. I sold my house last year, without a realtor, and had a contract 7 days after the sign went up. I posted pics on free websites....and took the pictures myself. The trick was taking a bunch of pictures and then sorting through them to pick out the best ones.

The house we are selling now is actually my fiance's house. Our realtor came in and snapped not too many more than what you see on the website.

I think that I will take a bunch tomorrow and then send them to her to replace some of the current ones.

I always tell folks here - remember that people are looking from out of your state also, so you need multiple, well-lit pictures of uncluttered rooms and the yards, and you need to get them on Realtor.com and on Zillow. More and more homes are/will be sold to out-of-towners.

In general: make sure the pictures show the house, not the furniture. With digital cameras, there's no excuse not to take lots of pictures and choose the best ones.

One of the reasons to remove the treadmill is the fact that your home does NOT have a basement but other homes in the area might have a basement. And by putting your treadmill in the living area, it is making it clear to any lookers that you don't have the basement (which is where the treadmill probably would go).

Also GA does not post square footage, so you are not any different than the comps for that.

Get a St Joseph statue. If you don't know what I am talking about, do a www search for it.
