Cash for Keys

My sister rented a home in Colorado on February 1st of this year. Yesterday she received a letter in the mail addressed to occupant and opened it to discover that the home was in foreclosure and was to be sold at auction in July of this year. She is quickly finding that as a renter of the foreclosed property she has very few rights.

I've done a little research online and found a little bit of information about "cash for keys" whereby the bank would pay the renter to be out of the home on a specific day and if she leaves the home in good condition, she could receive a payment that would help defray the costs of moving etc.

Does anyone have any experience with this? If so, when and how should she begin negotiations with the bank. Also, is she obligated to remain in the home until July, or can she get out of her lease if she finds another suitable home to rent?
