mineral rights - deal breaker?

Hi, advise needed please!!!!

Dh and I have had such great initial luck selling FSBO...we got a GREAT offer on the 2nd day. The buyers were very easy to work with UNTIL the subject of mineral rights came up. Our house and land (10 acres) is in rural northern Arkansas, near the Missouri line. When we purchased our place, it was disclosed to us that mineral rights were not included for the back 5 acres (it was purchased separately from the front 5 acres, our house sits in the middle) which is all wooded and hilly. We, personally, had little issue with not owning mineral rights...not much here except for a bunch of bedrock!

Anyways, the potential buyers are concerned and this is a deal breaker for them. Basically they either want the mineral rights or a 100% gaurantee that there will be no issues.

We are going to contact the previous owners, which may be able to help us as they were raised here and know alot about the area/people. From what we understand it may be impossible to find out who the mineral rights belong to, as they can go back 100 years or more. Then what do you do?

Is there any other course of action to help this deal stay active? We don't want to lose this contract...
