Keep in mind that you're probably not getting responses that are representative of home buyers in general--the people here are largely enthusiasts, who have spent a lot of time looking and thinking about houses. Ask the people in the kitchen forum if not having an exterior vented hood is a deal breaker, and most would say yes. Ask your average layperson this, and the response would be "what's an exterior vented hood?" So if you're happy with it, some other buyer will be, too. I think the solatube is a great option and I would not be terribly concerned about leaking. My parents have a master bath w/ no windows and installed one, not because they thought they needed one but so they could not turn on the lights during the day (they are funnily frugal folks considering they nearly live in a mansion). They bought a cheap model from a big box store, my dad installed it himself, and haven't had an issue with it--and we will in Nebraska, where we get snow and rain as hard as anybody (last year's drought notwithstanding). One thing my parents did before the solatube was install a dim fluorescent accent light (back in the 80s) which they kept on when we had company over. It provided the same kind of ambient lighting a window usually does and was very pleasant. If he told you he raped a girl in 11th grade, then yes it is a deal breaker. If he's been to jail, depends what for. Comments (11)Pros and cons. Please comment to add to or correct what I list here. edited: I just saw that the house has a crawlspace. These can vary greatly in usefulness. Pros for basement. Provides Storage area Utility area Maybe provide additional living space. Easy access to plumbing, etc.for repairs or to make changes which are lower cost than a slab. Heating has more options, easier (not sure) Cons for basement More expensive to build/buy Any others??? Pros for slab. Lower cost to build/buy Any others??? Cons for slab. No storage No possible additional living space Heating options limited/higher cost (not sure) Changes or repairs to plumbing are expensive For my DH and me the main concerns would be the easy low cost access to utilities. We've fixed broken pipes and added/moved sinks, etc all without much cost. Also have run electrical and cable lines through the basement. Also the storage. I just estimated that we would need a 500 sf addition to make up for the loss of our basement. It would include a woodshop, storage for seasonal items, camping and hunting equipment, laundry, utilities such as furnace, hot water tanks, etc. The basement is much cheaper than an addtional 500 sf of living space. Comments (20)While some condo boards hold too much in reserve, having nothing would be a big turn-off for me. Our Maui AOAO has only assessed us once in 15 years -- when every second-story lanai (150 units) needed a pair of 8-foot long planter boxes replaced and re-planted. (This is a shared expense because the plants are a major factor in the overall appearance of the complex.) Our long-range budget shows every aspect with the number of useful years remaining for each thing estimated -- with reserves in place to do the work before anything becomes a problem. Re-roofing, painting, resurfacing, pool and tennis court repairs, etc. are undertaken on schedule. Ours is a 316-unit complex. If one or two owners defaults, it's not a disaster. With a 6-unit building...a single owner's default would be a big expense for the others....See MoreB. Bryant
