Four weeks. I know that's not long, but I'm already antsy.

There's one couple who's shown interest; the husband loves it but the wife isn't as enamoured. They could buy without selling their current house, but won't unless they both love the new one.

We're priced $45-55K below nearby new construction houses that have smaller, less private lots. I'm prepared to reduce another $30K, but our RE agent thinks that it won't be necessary and it's premature to do so now. Avg. DOM was about 100 when we listed, and has come down a tad.

The worst part is the worry about something happening to the house when we're not there to check on it. We've had some serious storms recently (blew away some of our patio furniture and blew down a large gas grill, as well as some tree limbs.) Dh was away and I'm currently unable to leave our home.

We already know we'll take a huge loss on the house; we just want to get it over with ASAP.

It's about four or five weeks for me too. Thanks for asking. I want to have a place to whine a bit, but I know there are so many folks out there who are much worse off than we are as far as DOM goes.

What's making me crazy is my perfectionism. I don't work outside the home, so I feel like every time we have a showing, the place should really be a vision of perfection. I finally stopped baking cookies for every showing last week! :-) But more because we were eating them...

We have 2-3 showings a week, which is really good around here. Two sets of lookers went all the way to asking for insurance, utilities, etc. One of those even had a builder out twice to measure and quote. First one didn't want to be so close to the water (flood zone) and the second didn't anticipate the expense of her remodeling ideas.

What is frustrating is that two lookers last week were purportedly quite interested, each saying they'd be back in a day or two. Then, they disappear. But overall, the response to the house has been very positive. For that, I am grateful.

I am also nervous about things going wrong. We have a tree struggling in the wind today. The irrigation did something funky the other day...but I'm sure it will be a non-issue. One day the sink in the utility room backed up momentarily. These are not big problems, but I just want to tip toe around until we're out of here!

We've been up for a little over a month. We had our first showing just a few days ago, and the feedback was very good (showed well, decorated well, priced well). The weather has been pretty crappy here lately, so I'm hoping the showings will start to pick up in the next couple of weeks as it gets warmer.

Using a toilet plunger on sinks as a preventative measure works wonderfully.

Not quite two weeks. Did FSBO and have had one couple in--first the wife and then the husband, separately. She loves it. Him, we couldn't read. Time will tell.

...and we have a VERY VERY slow market around here.

Getting ours ready to list now, new carpet (much needed) and other flooring to be completed next week then on to the thinning out the house and decorating. Already had the overgrown landscape manicured up, and painted some rooms. Trying to decide if we should hire a stager or not.

Both Hubby & I are mentally & physically tired already, stress is mounting and fear of the unknown about the market and the house we want to buy that hinges on this sale is already taking a toll on our sanity. I can not imagine what it will be like when we actually hit the market!

On the upside, the house is looking better than it has in awhile. We had put off so much while we tried to decide to remodel or sell.

we are approaching 6 months. Not looking pretty. We're priced well (but we'd lose money if we sold at this price), house is immaculate...there's just tons of supply, bigger houses for sale in my same neighborhood for not much more $$. Very depressing. We might take our house off the market for another year or two and let my sister keep renting the place from us. She's been doing a good job w/ it.

We've been on since late October - four months or so. We are in the Seattle area and it's been very slow at least in my area and price range. Tear down lots are still selling as are brand new multi-million dollar homes. Unfortunately, we're right in between and there's not much action there.

We get about one visit per week but I know quite a few of them are just looking at our house as a comp to determine their own selling price. We've already moved into another house so I'm hoping we sell soon!

For sale since early September...as we do get showings, I'm hopeful it's just a matter of time~
Market is very, very slow here in MA.

Janjan, don't know what others here will say, but the stress of getting ready is worse than actually being on the market, IMO. Our prep work made me crazy, as did my (self-imposed) deadline for listing. We also had house guests the week before we listed....something I do not recommend!

Now that we're listed, there is a bit of daily stress keeping the place ready and some underlying worry about when and how much, but life feels much more normal now that I am not stripping wallpaper, painting, gardening, etc.

Was on 2 weeks this past Saturday. We've had 9 showings. Market has slowed in CT so I expect the worst and hope for the best. Feedback has been good clean house, well priced. Just waiting now.
The most stressful part is having a house with three children age 4 and under and trying to stay on top of 'being ready' at a moments notice. Not to mention someone is home 24 hrs a day b/c my husband and I work opposite shifts.
Wishing for the best, that's all I can do.

Keep your chins up all! It looks like after 9 months, 3 failed deals and a lot of stress we may have a solid buyer. . . . just when we decided we would put the new house - purchased 10 months ago - on the market as well. This market stinks, but hang in there.

amysrg - I'm so glad to hear this. Like janjan we've been working hard and stressing about getting our house on the market by 3/14, our target date. I have been hoping things will settle down a little after we're done with the projects, big and small.

Like janjan and janea, we are working on getting ready to list - goal of mid-April. DIY remodel of the kitchen began this week. All I ever do it seems is paint. I'm so sick of paint.

Hope to actually get an agent in here next week. Also need to schedule plumber and carpet installation.

LOL ladynimue, we went through the "sick of painting phase" a couple of weeks ago. Now we're going through the "sick of dealing with nitpicky details" phase. At least we're down to the minor details! I console myself that this too shall pass.

Webe -- We're in CT, too, and hoping to be listed by the end of March. Like you and your husband, me and mine work opposite shifts (he does the overnight shift and naps during the day). We have a 2-year old and 2 big dogs. We plan on requiring 24 hour notice for showings. Are you asking people to make appointments or are you allowing them to come anytime?

Oh boy, so much to look forward to after the sick of painting phase - the nitpicky phase and the cleaning phase, yeah!

I'm so peeved right now - patched nail holes and painted over them with leftover paint, but you could tell the difference in color shading (and it's only been a year!). So I went and bought another can of paint - same deal. Now I'll have to paint the entire room all over, grrrr!

We went a rented a storage shed to store some misc. items - one 'staging your home' article I read said that no more than 2 pieces of furniture are needed for each wall, so I'm trying to stick with that. Soon my poor kids will be reduced to sitting on the floor and using just one drawer in the dresser, lol.

I'm having a hard time with the wall decor - how much and what. My decor tends towards family photos and heirlooms, not much on the 'neutral' side and I really don't want to buy new stuff and wouldn't know what to get anyway. Wahh!

Yes, hopefully this too shall pass - and hopefully the owners of our new homes are preparing just as well for us!

Btw, I'm planning on asking for just one or two hour notice, it seems like enough time to do a quick cleaning, stuff the dog and cat into crates, grab some snacks and toys and take the boys to the park or something (should be warm enough to play outside, if not then there's always McDonald's, lol).

Accepted the offer! Can't tell you the relief I feel! Tomorrow I am NOT going to make my bed and I leaving the breakfast dishes in the sink ALL DAY. Boy will that feel good!

What I am looking forward to is using towels in the bathroom again. We have the "fancy" ones out and just use one towel at a time and send it right to the laundry when we shower. I suppose we could do it the other way around...

Keep the faith, people! A house I drive by every day on my way to/from work finally sold. It was on the market a year and a half. I didn't think this house would ever sell. I was amazed to see the "sold" sign this week. Good for them!

Update:
3 weeks on market on Saturday, 15 showings. Offer came in Sunday (low balled me and had a hubbard clause). I came back with a number and they agreed to it - so I'm pending. Closing date is end of May. Today I had a first showing to someone else who does not have a house to sell - don't know the outcome of that showing yet but if another offer comes in, we'll see what happens.

Now - here is my problem. I put my house on the market right at the 'perfect' time here in CT (or so they say). But the spring market 'Boom' of houses, actually, ANY house for that matter has not come on the market in the past 3 weeks. We are limiting ourselves to staying in our town so that is part of our situation. Good thing my buyers want a far off closing date b/c I'm hoping more houses come on the market. If they don't then I'll be moving in temprorarily with my in-laws until we find something. AACCCKKK!!

Five weeks now and we just turned down an offer.The couple were both military at one point and had a VA loan that they'd defaulted on two years ago come June. Evidently the VA is pretty forgiving because supposedly it'll go off of their record this coming June 22nd. They offered $185,000 (which we would have accepted - listed at $195,000) but wanted to rent the house for $1,100 per month until then with a $2,500 deposit... But, realistically there'd be no guarantee as to whether come June they'd actually qualify for their second VA loan! Plus, they have four dogs... Hmmm...four dogs in a completely redone house, no guarantee that they can actually get a mortgage...

I'm in Ontario Canada,and like janjan,we're in the process of getting the house ready for sale.I'm allready sick of painting...we have all bedrooms,living room,dining room painted,and most of the kitchen.We're kind of taking our time,because we don't really want to put it on the market until the mountains of snow have melted and we can clean up outside.
I can only hope that we don't have to wait for months to sell...the market is still terrific here north of the border...keeping our fingers crossed!

Well, we had three showings today. Two were planned and one was a drive-by while the realtor was here. One couple is revisiting several houses tomorrow, including ours.

We go on the market Friday and we're pretty much set. Except I just broke my ankle and the doc says I have to stay off it for at least a month. I think things just got a lot more difficult! Especially since we've got 4+ acres to keep up and horses to take care of. Sigh.

House was on the market since November 2006. Lots of showings, no offers. Just accepted an offer today finally!! Closing on March 28. Losing our shirt but finally getting rid of the noose. Double mortgage payments for a year really isn't fun. Thankfully our new house was well under the top amount of our affordability and we were able to make both mortgage payments without missing one.
