waiting for seller after counter-counter-offer

Grrr...

Put in initial offer for condo. Got a call from dual agency RE agent about how the seller countered with 240,000 (initially 245,000 asking) in response to our 230,000 with ZERO contingencies (Have feeling that agent didn't actually tell seller but just wanted more commission and I was stupid to not ask for the counter in writing). Our agreement is good for 24 hours and I haven't heard back yet from the point when I faxed back an increased bid. Should I count 24 hours based on when the bid is presented by the agent? I really like the place and it would be sad not to get it but I don't want to bite off more than I can chew. This is frustrating. The agent said there were other bids but with financing contingencies. When should I call the agent? Should I call at all? Since he's dual agency, isn't he obligated to call me and let me know? I don't want to seem too eager. Help!
