Meet my 'new to me' house

It actually is rather old... was built in 1927. Got a WHOLE lot less money in my account now, but am the proud owner of this house.

Oh, yeah, the picture was taken before the "lid" was put over the opening.

I really like it inside and out Moni. It is much bigger than I thought it would be. It looks like you will be supplying the stove and fridge, is that right? Is the dishwasher blue?

It was hard, tibs, but the fact is that DH and I learned from experience that we are comfortable with two cats and that three pushes us over the edge. Also, I just prefer male cats, another decision based on experience. The shelter is having a big shindig tomorrow with a lot of guests, and I don't fear for a moment that the little girl will be adopted. I won't be able to pick up the boys until Thursday, and their presence with her tomorrow will probably focus more attention on her than if she were alone in a cage. But I did think that she would be lonely without her brothers, and knowing about the shindig helped me feel better about that.

Where is the washer located? What is below it? I mean.... is there a basement or crawl space below? If so, try putting a pole from the basement (or crawlspace) floor to the floor joists under the washer. What your washer is sitting on must be very solid. Floor joists that span 12 to 14 feet can have a lot of bounce in them. Once the floor joists are moving it exaggerates the vibration of the washer. It's not your flooring material choice in any way shape or form. Don't cut your flooring. Whoever told you that is an idiot. This is a STRUCTURAL issue. I don't mean structural FAULT... there's nothing wrong with your house except some architect that doesn't have a laundry area on regular flooring and didn't design the proper support into it. This is normal. You need to take the bounce out of the floor STRUCTURE, not the floor covering.

I love the clean, uncluttered look of your home and you've made some great furniture choices. My first thought, though, is that I would try to rework the sofa/sectional placement. It really is unwelcoming looking to me to have the back where it is facing a wall, when it could be oriented to look into the room and out the windows. It seems like if it were placed in the corner under the stairs that it would feel open and invite you to come in and sit. I'd hate to be cooking in the kitchen and have the family or guests with their backs to me. If you are having a TV in another room close by, do you need one in that room, too? If, so placing a 70" unit will probably only work as you have it. But, to me, it's not going to look like a living room but more like a movie theater, which is fine if that's what you're going for. It seems like it won't be a cozy conversation area, though. I might actually flip the rooms and put the dining room where you have the sofa now. I was looking at lights used with dining rooms and ghost chairs and saw this, maybe would work in the living room? Kind of fun. don't know if it would look as good without the colored walls though. And I thought something like these were interesting to consider for over your table:

If that was my house and I was building it, I wouldn’t use that 4x4 for load bearing. That said, you’re likely dealing with the building manager who has a responsibility for ensuring the home gets “turned over” on time and within budget. Delays and rework reflect on his/her performance. These companies use lots of sub-contractors and you seem to be getting a non-committal “maybe” until it all gets buttoned up at which stage, the new homeowner just wants to get in the home. It costs money to get the subs back. Go over your building representative’s head to the next stage of management. You may not get satisfaction, but at some point, at least you have worked the chain of command and supervisors are aware of the issue. That’s the best I can recommend.

I too, love it, love it, love it and am so happy and excited for you. It has so many charming features...from the built in china cabinet, to the built in bookshelves, to the snazzy tile in the updated bath, and nice front porch, and, and, and.

I love the interior colors and trim too.

If you would like some daffodils to plant in the fall, just lmk...my housewarming treat. It'll be fun seeing the things in the beds come alive this spring and trying to figure out just what everything is. You might want/need to check out The Name That Plant forum to get some things identified.

I'm curious...what color is the front door and shutters? The pics showed it as 2 different colors. I'm guessing it might have been painted sometime after going on the market.

What a great, cozy house. I love the corner cabinet! It is just the kind of house we would love for our son in Los Angeles -- and it would cost about $1,000,000 there too. He would say that your house has CHARM, which is just what he wants. Some day he will have the money, a large enough mortgage approved, and find a house he wants to buy.

You will have a wonderful time there.

I love it. I love the color of the walls and the shiny wood floors. Congratulations, you deserve a new home after what you've been through. I still shudder when I think of the river you had running through your first apartment. Shiny days ahead.

It looks like the perfect house for you, Moni! I am so happy for you. I love the open floor plan and the beautiful floors! And the windows, looks like you will have plenty of natural light. The kitchen looks like it was updated, and those bookcases!!!!! Oh gosh, I bet you will make good use of them.

Wow! How fantastic having a brand new house on the inside! They did a great job with the updates.

I can picture all kinds of flowers outside. You'll love it there, and your future looks bright and sunny!

Linda, I think the dishwasher is stainless. It just has a protective coating on it.

The dishwasher and stove are stainless steel. That is the protective cover that makes it look blue.

All appliances are new... just the water heater is ancient.. but it does work. :)

I have a lot of plants in a temporary home... at my daughters. Even daffodils! But this yard, it has naked ladies, aka, Surprise Lilies!

It will be such fun to make it a show place...

and the book cases.... they are just waiting for all my books to arrive.

Best thing of all, my sis is coming at the end of the month... to help me celebrate my birthday.... now, she can help me decorate. She is AWESOME at it. Picture placement and such are her thing. :)

Thanks for all the nice wishes and talk about my house.

What a lovely house! The first picture rather surprised me, as we have almost identical shelves in our living room :-)
My guess about the hole in the closet ceiling is that it's access into the roof space if you need to check on anything up there. Ours is in the bathroom.

and you said he attempted to repair it and did a lousy job. Did he fix all of them for you?

I love all the storage cabinets, especially in the kitchen. Love that it looks cozy and comfy even without any furniture in it. It's just a wonderful home for you, Moni. I'd buy that house in a heartbeat!

One thing I noticed is the roof. Has it been inspected/replaced lately? That's a big expense.

Enjoy your visit with your sister--just know that's going to be fun!

Moni, I LOVE the house! So cute, love the floors and the kitchen. There is such a charm with old houses that you just do not find in new cookie-cutter houses; the shelving, doors etc. It's gorgeous!

I imagine that now you will be watching lots of tv shows about home maintenance and how to fix things. We got addicted to those shows when DD and SIL bought a house built in 1950.

I see you have your heat registers in the ceilings. That makes for great flexibility in furniture placement, but you do have to plan your heat needs ahead with such registers. My aunt had high heat registers in the house her DH designed, and since heat rises, it took quite a while to warm the rooms when you first turned up the thermostat. Your ceiling fan set on very low might help distribute the heat better.

Have you checked to see how much insulation you have on your old house? I can remember renovation shows for older homes, and when they removed a wall, found there was no insulation used in the construction.

I love it and it looks like it has lots of room! You will have fun making it into your home!

I'm sure it has solid wood walls and you will love that. My previous house, from 1980 until 2000 was built in 1922 and I loved the construction and it had alot of character.

Those may be return ducts. High return ducts are standard for air conditioning.

Just think. When the grass starts to grow, you'll have lawn mowing. It'll look nice and it cuts down on tracking in dirt.
