what's more important: coat closet, powder rm, or kitchen spc?

I have a kitchen that's roughly 10' x14', except for a 2-1/2' x 3' bump out in one corner which forms the coat closet (accessible from the hallway, not from the kitchen).

As I anticipate my remodel, several people have made interesting suggestions as to what I should do with the closet--getting rid of it and adding some kitchen space, (I could put a breakfast nook where the closet used to be)...

or,

stealing another 2 to 3 feet from the kitchen and turning the coat closet into a powder room (the house is currently a 3 bedroom 1 bath ranch with full basement).

I know a powder room would add to the value of the house, and the coat closet would be the more convenient spot to add a 2nd bathroom in terms of plumbing, but there's also a linen closet in the hallway that, with some judicious stealing of closet space from one of the bedrooms, I might be able to turn into a powder room also--and frankly, I could use the extra kitchen space.

Any thoughts?
