I would use the small projects form A105 for residential Stipulated Sum contracts if that possibility ever came up and the abbreviated form A117 for Cost of the Work with a Fee contracts with or without a GMP. They both include their own short general conditions but the latter might be hard to find because I don't think any current AIA document replaces it but you can always google it and buy it somewhere or any architect should have it if they do small projects. There doesn't seem to be much rhyme or reason to what forms the AIA chooses to maintain so I have saved all of the forms since the mid 60's. I actually belonged to that organization for 30 years, but I don't remember why. These contracts deal primarily with the basic considerations like responsibilities of the parties, insurance, termination, disputes, etc. Specific project issues like allowances, etc. are covered in Division 1 of the Specifications. Since many builders think a specification is a list of materials and upgrades such project specific issues might have to be added to the agreement form. In all the years I have practiced architecture, I have never dealt with a more complicated, variable set of instructions than those required to build a house but at least there are fewer of them to deal with and check. When all parties are constitutionally and culturally predisposed to have a different idea of what is expected of them and of others, chaos can quickly ensue. Sometimes I miss the order of the big projects; the contractors' project staff were all engineers and respected the roles of others; but the hours were long and stressful and the pay low.

Sorry Mindstrong, you don't know what you are talking about---but I do. The majority of the "big dogs" use Canon. LOL!!!! What "big dogs" do you know? Apparently, they are not as big as you think they are. LOL!! Many National Geographic photographers still shoot with FILM cameras, which are much different than DIGITAL cameras--and they shoot in chrome. And, the ones who shoot digital, shoot with Canon. The archival aspects of the present digital process prevent many photographers from using digital when they don't have astringent deadlines. Sad to say, but, National Geographic photographers are not" cutting edge" by any means. Most are very traditional, which means, NIKON. No "trash talking" here. When the staffs of The New York Times, Los Angeles Times, Chicago Tribune, Philadelphia Inquirer, Boston Globe and every other major newspaper use Canon, you know Canons are the best, otherwise, why would they risk shooting with inferior hardware, like the horrible Nikon system? The difference between Nikons and Canon is well documented in professional circles. Ask any "real" professional and they will tell you that Nikon sold-out to the amateur ranks many years ago, that Canons are the best. Most magazine photographers are contract photographers or freelancers and 80 percent of them use Canon. I know what I'm talking about: I'm one of them. Canon digitals are the best in the consumer market too!

The realtor has an ethical consideration to the client--that is protected information whether the sale goes through or not....would you want your realtor to disclose what you sold your house for whether it was good or bad? I wouln't...realtor might make general comments like the sellers were pleased with their price but think anything beyond that is being unprofessional... that is true in TX--why should sale price of home be disclosed as public property--do you have to give the price you paid for your car? The appraisal district in by county here and they regularly revise home valuations based on who knows what factors---many older neighborhoods have homes that don't sell easily or at the value that the tax authority bases their evaluations---texes tend to do up no matter what the market for property is...at least from what I can see... just because a new subdivision is going in w/homes in 500=600 thousand range does not mean that my home is worth 20 thousand more when it is 20 years older... There are realtors in TX who have comp information for specific neighborhoods available...but not many do...some realtors offer a free evaluation if you want to list your house and will bring out comps for pricing...

The sink cabinet is 36. We alternated between 33 and 36. We'd have to go down to 30 to gain enough to do anything with because it's centered under a window, and won't go down that much. I think I'm leaning toward asymmetrical and going to the 18" trash. Doing something to get a bigger space on the front/sink wall would be a nice-to-have, but getting the 18" so I can get recycling into that cabinet too will save me that space elsewhere. And I like having that extra couple inches along the side of the susan for cutting boards. I teach math, so I had WAY too much fun calculating/estimating the area on each of the susans, the width of the opening, etc. I scared the KD a bit. I think the opening on the 33 would be about 12.5", on the asymmetrical about 15", and the 36 about 16.5". I think we're ordering cabinets in two days. Still open to comments.
