you're architect should definitely be willing to work with you on this. Personally i think 1 bath for the two rooms is adequate. When i had a a basic floor plan for my architect he took what i had and refined it to make it more practical and cheaper to build. Your floor plan is actually similar to what we're building.

You really have to think of the house in 3 dimensions rather than pushing things around on the floor layout. The 45 degree walls also decrease efficient use of space and add to the complexity making major changes difficult. Such changes are likely to require a complete redesign of the house and you don't show that design.

For three en-suite baths, I think it's a complete re-do. If one bath could instead be accessible from hall, then maybe it's less problematic. If you push back master bedroom, you gain space to add second bath where single is now. But you'd need to change master entrance probably stealing space from closet to do so. However, that would make closet directly accessible from master, which I would think is desirable.

Second the comment about thinking in 3D tho'. When push out master bedroom, what happens below; is there a desire for fireplace in bedroom; will there be window in public bathroom(s); do you want only one source of natural light in each of the bedrooms.

Mjlb: Yes! One bath could be accessible from hall. If you have ideas, I would love to hear them.

I should have added I planned to eliminate entrance to Master closet from hall anyways. That's just weird to begin with. I really want my daughter (who will be the oldest child) to have her own bath, which is why I wanted to do the en-suite baths.

In regards to thinking in 3D, trust me, I have....or trying to anyways. I have a program I use (not a professional but it helps with the visualization.) The bumping out is actually creating a larger family room below, which is why I want to do it, not just to create a larger Master. Plan has two fireplaces. Both are listed as optional, so I have so wiggle room there as well. This is a stock plan, Unfortunately a truly custom plan is not in the budget. I love so many aspects of this plan, especially the exterior.

I see that if you added the 8 feet to the master on the one side, then take it off to the fireplace, (make it a corner unit) then you could push the only bathroom over in its place, then you could make the hallway straight instead of the 90 degree it is. I think the bedroom 2 would have to walk across hall. Possibly you could get two bathroom side by side with only a tub, vanity and toilet. NO seperate shower. I am unsure about the whereabout for bedroom 3 closet.
If you are unable to make two seperate baths then try possibly for a two sink vanity without the shower and make it spacious!! I would do this version personally and add a linen closet in the kids bath for the extra stuff they collect!!!
You could have the hallway be straight, including the entrace into the master suite. (Replce kids shower with linen closet)

P.S. did you not want the master tub under the window? And the toilet is in a funny place IMO, why not have the vanity on that whole wall?

Your eldest daughter -- does she really need a whole bathroom, or just a vanity and sink?

Let's say you bumped the Master bedroom down 8' and added 3'. That means the door to the closet chould probably move into the Master bedroom directly and be next to the bath door if you prefer it that way. You're going to lose a little bit of closet space for the entrance to the MB.

You've got another 5' left for the bath. Straighten out that bath corner to gain space.

If the oldest daughter were in BR3, it could an entrance to the bath with it's own sink and vanity, and then another door between it and the main bathroom. There should be room to carve out a linen closet, too, which the upstairs desperately needs.

thanks for your suggestions! I really like the idea of two separate vanity/sink areas for the two bedrooms with a shared tub/shower and toilet, but I have heard that sometimes this setup is a waste of space and a person might as well have two full baths instead. Just wondering if anyone would have thoughts on this....

Also, I definitely want the toilet in the Master Bath to be in its own room. The more privacy, the better. I guess I can try and tweak the layout a little. If anyone else can help create more of a visual, I would be oh-so-grateful. I might even send you some of my world-famous pumpkin bread in the mail. Actually, my meatloaf is better, but that might not hold up quite as well:)
