Do you have 2nd floor master bedroom balcony/deck?
Comments (7)Yes. Actually, we designed our house so all the bedrooms on the second floor and every bedroom has direct access to at least one deck. There are three upper decks with a total of almost 400 sq ft of space. The house faces north and one deck is on the northeast corner, another is on the south side, and the third is on the west side over a screened in porch that sits between the house and garage. We haven't moved in yet but whenever we're working at the house and take a break, we almost always wind up sitting on one or the other of the 2nd floor decks. We're in central Texas where it is hot most of the year but there is almost always a breeze up there and, except at high noon, one deck or the other is at least partially shaded. We've already eaten a number of pic-nic lunches out on the decks and I've taken more than one midafternoon nap on a folding chaise lounge out there. We're kind of out in the country though so all our decks are pretty private. The one in back is invisible unless you are actually on our 4 acre property and even the one in "front" is mostly hidden by the trees in the front yard. I wouldn't feel at all uncomfortable going out in my pjs on any of them. My brother also has a 2nd floor deck on the front side of his house in the Heights area of Houston. It is is pretty small (maybe 6' x 12') and not at all private but they seem to use it quite a bit. In fact, I usually find my brother sitting out there with his laptop when I drive up. I think it kind of depends on your personality. If you like feeling fresh air and being outdoors, you'll probably use your deck. Comments (8)Mjlb: Yes! One bath could be accessible from hall. If you have ideas, I would love to hear them. I should have added I planned to eliminate entrance to Master closet from hall anyways. That's just weird to begin with. I really want my daughter (who will be the oldest child) to have her own bath, which is why I wanted to do the en-suite baths. In regards to thinking in 3D, trust me, I have....or trying to anyways. I have a program I use (not a professional but it helps with the visualization.) The bumping out is actually creating a larger family room below, which is why I want to do it, not just to create a larger Master. Plan has two fireplaces. Both are listed as optional, so I have so wiggle room there as well. This is a stock plan, Unfortunately a truly custom plan is not in the budget. Comments (17)cpartist, I thought about that but was concerned about the pinched entry way created by the edge of the counter. However you inspired me to try again. I shrunk the linen closet and counter a bit and it seems workable. The opening is 2'10". Thanks for the suggestion:) mverb, no bonus room alas I have to keep my attic space relatively squat or it will count against my allowable floor area. You can see my first floor at the link below. Comments (8)Our budget right now is $30k. I am not quite sure how much that’ll get me. I have never undertaken anything like this. This will absolutely be something we take on in stages. This space is what we’d like to tackle first and is the largest. In our kitchen at some point we will replace countertops and in our other bathroom we will swap out the toilet, tub and vanity. Luckily the rest of the house is functional for us. I lack the vision and knowledge that a lot of people on here have of being able to see a functional layout in disaster zones lol. My intuition tells me all these spaces can somehow be rearranged to give us what we need. I’m completely wrong, please help. Im also completely fine and understand if it’s impossible, financially or practically to have it all. I do have a consultation with a designer scheduled for this week (so excited), and I’m praying that she’ll have time to take us on as clients but I got excited and wanted to ask the Houzz community first.
