As is usual with these "please help me" posts, I start by asking one question, only to have other posters bring up additional issues/suggestions - a good thing! I now have (at least) 2 projects - one for the long (natural) view of trees and field behind the pond. A second for a "people place" at a different corner of the pond. drtygrl - yes, there were a few suggestions to make a platform or destination area. What I liked so much about pls8xx's suggestion is choosing a different corner of the pond. That way the "people place" is closer to the house, hence more likely to draw people the short distance to the pond. Also, by putting it in that corner, the human elements (adirondack chairs?) are not competing with the long "natural" view. Initially I was a bit unsure about a platform under the ash tree, because it seemed it might turn that into a "busy" area rather than a peaceful one. By moving it to the closer corner, I will be able to have my cake and eat it too :-) pls8xx, I understand about the importance of a planned view drawing, I draw home made ones all the time (pencil), and enjoy it. (it's my engineering background) I often work a plan for a year or two before implementing it. I don't see myself planting anything new here for a year at least, because I will be too busy removing cattails and reworking that corner. I'm still really impressed how you deduced those contour lines, your 50 years of experience really show. I've also learned first hand about drainage, having made a few corrections already at this property. Fortunately, my house sits on a small hill, with a gentle grade that naturally takes all the water away. Given that my driveway on a hill was not constructed with the correct camber, I experience first-hand the effects of rain and erosion and frequent repair. While I love the idea of a large sitting area in that corner, I'm not enamored with the path through the grass to get there. I like the large unbroken expanse of lawn here, creating a plain foreground for the view beyond. And the simple addition of chairs will allow the viewer to "know" which direction to go. That corner has always been difficult. The lawn slopes down to where it meets the pond, except when it gets to the low left corner, then the natural slope goes well below the pond edge in the corner, creating a small low spot that is spongy with water in spring and after heavy rains. In other words there is a dip. For the mower, it's also a sharp turn around a wet corner at a weird angle. (because of it's small and distant location I've been able to ignore it for years.) By redoing this corner with the addition of a lot of soil and a raised area, several problems could be fixed at once. And I will pay attention to scale. When I first moved here from my previous suburban yard, nothing I did was big enough. With practice and mocking everything up with hoses, I believe I've gotten much better at achieving appropriate scale for this large country property. I also really like Michelle's photos, that was a gorgeous pond! But as KarinL pointed out, that intensely landscaped pond may not fit into my WNY landscape, although there are ideas I can glean from it. Yardvaark, He's a homeless dude instead of a statesman. yuk yuk! Actually he needs no limbing, he has a long tall muscular trunk. However, he's been running with a scruffy crowd of 10 small punk trees behind him. The scraggly branches are theirs, not his. And the more I think about it, I'm inclined to agree with you that once that treeline is opened up a bit, the field alone might be a sufficient draw without a path. The reason I envision a path now is because that would give me a visual way out of there. With it opened up, that may not be necessary. Once the trees are gone (within the next couple weeks) I will go a season and observe the field and evaluate whether to mow a path. Once again, I really appreciate all the ideas here! Perky, yes, it's such a small, small room that it is hard to photograph! How neat that you also have the same color! Justerrilynn, I was scared to pick a red without a sample (not even one!) so I am relieved it worked out. I am glad it makes you feel happy, too! I found this on Pinterest. It is somewhat similar in terms of the red I have, as well as the built-ins, though mine is much smaller, built-in on the other side, and window trim is dark wood, etc. I look forward to my puppy getting older so that I can copy this . ..some flowers, abundant pillows, etc. Those would all quickly meet their death by his puppy jaws right now!

DH had already said he won't close in the storage area in the garage. His work bench and tools from his current garage will go there. In that case, I'd widen it so that it's useful. I described my uncle's similar long, narrow, have to squeeze-into-it storage ... this is the same thing, and it would not at all be suitable for a work bench and tools. Measure it out: Less than 5' wide ... you use 18"-24" for the bench and tool storage ... you have only about 3' of walking space. He'd knock his elbows against the back wall constantly. Opening it makes sense because then he can store tools against the wall and -- when necessary -- pull a car out, and he has all the working space in the world. If he won't open it, expanding it is essential. As it's drawn now, it's good only for storage ... and it's not really good for that. The breakfast nook will become a coffee/beverage bar area. I like that idea. Regarding the shower in the laundry room... that's the only thing DH has really asked for! It's not muddy feet that we deal with... he and DS get absolutely filthy from head to toe. I get that they're dirty all over ... but only their feet are touching the inside of your house before they reach their own bathroom /bedroom. They're not rubbing up against the walls as they walk, are they? The porch (hypothetically) will be a significant cost in the big picture. We tend to think about "the main house" and discount the costs of garages and porches ... but, yeah, they are expensive. Not as expensive as interior rooms, of course, but they aren't an insignificant cost. Regardless of cost, they are integral to "the look" of a house like the one we're describing. If you are unable to find a good architect, maybe have a look at the Moser Design Group website? I think their farmhouse plans tend to be simpler and less McMansion-like.That's a cute farmhouse (whereas the OP's original design isn't a farmhouse). I like the layout of the kitchen/dining and the living room's windows are great! I don't care for the bedrooms at all, though that back bedroom might be good for the office. North Carolina and the College of Architecture at NC State is full of experienced and talented architects. NC State is not known for architecture; their claim to fame is engineering (in all its many forms) and vet science ... and bricks. Seriously, that's all they have: bricks. It's UNC-Charlotte that's the NC powerhouse for that subject. However, I think the architects must move out of state because we are certainly not rife with them. I personally only know one person who works as an architect; well, I knew two, but one died.

I'll check out the design dilemma too. Here's a specific question: the range hood is off centre. If I centre it with the island and counter it overlaps with the right hand window (#1). Even if it was smaller so it didn't overlap, there's something that offends me about this placement when you don't just look at the island, but consider the whole room. If on the other hand I centre it between the edges of the windows (#2), well yesterday I hated it, but today I think it looks fine. The last (#3) is where I thought it looked right yesterday, but there's no rhyme or reason to that one, just placed where it look(ed) right. Today I prefer centred between the windows, although only #1 is offensive. Which do you think looks best? Another: These are built off 2d that I actually signed off on. It wasn't until I built them in sketchup that I realized something was off. Things were logically placed, and certainly functional from a cooking perspective. You could see the logic on the 2d and how things lined up, but in 3d the appliances looked like they were having a party and the island wasn't invited. They were that way because I asked for a large window, and large was interpreted as wide and that forced everything to make way. And the island was too big for the room. I reinterpreted it as tall after much effort to re-balance things, then shortened up the island and centred it with the counter. This is my real question: this design is not very symmetric. It has some symmetry, but also much asymmetry. Is it offensively off balance? And if so, what is that strikes you as out of place?
