Yes, the comment about throwing away the pan really cracked me up. As I read the thread I kept wondering how a quick dip in boiling oil was worse than a smash with a rock or shoe. Lots of people used to just use a jar of water for pests and let them drown. This seems rather humane to me. Well except for throwing them at the boys..lol. I didn't respond on that thread either. Your restraint is noticed. Smiles. They probably don't like the parasitic wasps either. Hmmm... wonder if any of them would pick the wasp eggs off and then 'release' the worms to the 'wild'.

Yes it will be done by the weekend. Just in time for appliances. I am heading there now to get the "correct" cans. And I will sample the new mix before leaving the store. And yes, I usually ignore and don't engage, but since I had to remain calm all weekend I couldn't hold back on this one. I got it all out and I am pleased with today's events. Thanks again!

i did not finish reading all the replies ... but .. in case no one else mentioned such .... you need to also budget money .. OTHER THAN THE DOWN PAYMENT ... you will need furniture ... paint.. carpeting .... or cleaning of carpet .... locksmith ... washer.. dryer... fridge ... car repairs.. etc .... i went straight from the parents house to my own house... it came with washer/dryer.... mom popped for a smallish fridge ...[she had saved the money i was paying her rent ... gave it all back to me] ... i had the carpets cleaned.. as a bachelor i didnt care if it was new ... and it was in decent shape ... painted the whole house inside ... the garage out back ... since i had 2/3 of an acre.. i had to buy a riding lawnmower ... after doing it by hand the first time... lol ... i hope you get the drift ... and after a while ... i got tired of all the hand me down furniture.. and upgraded the couch and got me a man recliner... lol ... mind you... the cheapest one i could find.. but it was mine .... this was back in the early 90's .. and i think i put 20 down on a 99k house ... but i was making about 40k per year.. there are all kinds of costs and expenses ... and if you zero yourself out on the down payment ... and the house payment thereafter .... you are going to be really hard squeezed.. the first time something breaks down ... so... do insure.... you have a nest egg for such ... changing your numbers to like 30 down.. and 10 in savings ....????? finally .... there is no reason.. to put 40k down.. on a 75 k house .... in fact.. many might suggest its not financially wise ... but that is why you are talking about all this now .... and high 5 for that ... talk with a local real estate professional .... they might invest in your house/financial education .... for a sale down the line .... and if they wont... they arent someone you would want to do business with anyway .... good luck ken

I have sort of a "natural experiment" (aka "by accident") going on with restricting the size of Fortuniana by not irrigating it in summer. Late last winter I moved a 'Fabvier' up to a spot at the very edge of the cared-for part of my garden and grabbed the water line of the Fortuniana I also have growing up there (wild-and-crazy and regularly pruned) and gave it to 'Fabvier', figuring I would get around to fixing something up for Fortuniana later. Well, the summer went along and then it was fall without me getting around to it and I'm realizing that the Fortuniana still looked fine, though not putting on lots of new growth. Never did give it irrigation, and rains started in early November. Looked at it this morning -- lots of new leaves and flower buds, but no wild-and-crazy octopus canes yet, which it used to produce all the time when it got summer irrigation. I know of at least a few banksia roses at old houses around town that don't get any summer water but have persisted for a long, long time, and I am curious now to see how Fortuniana fares under that regime.
