Comments (11)Our GC had a wonderful exercise for us. His assignment even before we met was to have DH & me write out our top 20 items/ideas for the house (in order of importance). We did this seperarately w/o knowing each other's top 20. We then brought this list to GC on our first meeting. This enabled him to get the big picture. We also took these lists to the architect. Along with this list, was a photo of what we desired & a layout we thought we liked. As the process has developed, all of our smaller, nitpicky items have come out. GC has appreciated the thought process that I've put into it all. He said it has made everything move smoothly. In the end, I will have less daily choices to make. Although I did SO much research prior to all of our meetings, I have welcomed GC's ideas & knowledge, as well. Afterall, we are hiring him for his skills, knowledge, & expertise. He has been doing this 30+ years & I have only just recently begun this process. I definitely would not go into this seeming like a total know-it-all or you will make GC's life quite unpleasant. Comments (30)Joseph, I think you are preaching to the choir on a forum like this, so chill and give posters credit for knowing what they are dealing with. This is a 750SF house, built to house base support during the interwar period. It is as basic as basic gets, but hardwood flooring was par for the course in that era, even though a luxury to us. There is just no way to cosmetically salvage the floor. It has served faithfully for ninety years, but is just worn out. I appreciate everyone's advice on the shoe mold. I'm clearly overthinking it, but I was just so down in the dumps because of all that haaaaard work scrubbing and laying poly gone to waste. I was so proud of the job I had done. But we knew it was a gamble when we did it, because of the condition of the floor. Comments (13)OPs issue: I don't use "1/4 round" but install cabinets first and tile to and/or install my toe kicks and base boards after flooring. Cabinets without toe kicks are also installed and leveled before flooring, and flooring is cut flush (or grouted). An island with custom end panels can have a tall base or piece that matches the panel thickness. Below is effectively a "base shoe" on the flush ends only but these could have been grouted if the end panels were flat. @wdccruise To respond …. the issue with installing floors before cabinets vs after is avoiding damage with 5-6 more trades working on top of finished floors (hardwood & vinyl) vs 100 sf of material in a small home. The savings in flooring is negligible vs potential damage and schedule delay. I also want to be able to attach this island to the subfloor, not the finished flooring. At the custom home level, there are often last minute changes to plumbing & electrical locations that require opening walls and patching, which is easier to do without finished flooring in place. Which gets changed more often over the life of a home or kitchen.... flooring or cabinets? I'm guessing flooring 3:1 for some of the lighter floors such as engineered hardwoods, vinyl, and LVT. Builders refine their sequences over decades. Their teams of trades & suppliers work relatively smoothly with this system. A quality on schedule finish reduces costs. When you hire a builder for the whole job, its reasonable to assume they've priced it based on their proven process, not the one a product reseller is pitching in order to sell their product. So when you dictate a change in process after signing a contract, there's going to be some head scratching. Some will agree, some will not. Comments (82)Jane_NY, I'm a New Yorker who knows what you are talking about with Trump. I moved to the city in 1982, right around the time that "Dump Tower" opened. I remember how it started as a very expensive rental, beautiful on the outside, but with notoriously cheap finishes and corners cut on the apartments. At the time, I worked in an office with a pregnant woman whose husband's small company was involved in building it. Trump plunged her family into debt with his standard M.O. -- underpay but promise a lot of work. Then when the work is completed, don't pay the final bill, and tell the small businessperson to "go ahead and sue me." If you look into his business history, you'll see that he's constantly having to work with new people as he burns others in his wake. And remember the beautiful sculptural frieze on the Bonwit building that was torn down for Dump Tower? The one he promised to the Metropolitan Museum, but instead destroyed into rubble? I remember talking among a bunch of women about our worst date. One recounted being asked out by a guy who hid being married, was a boorish bore, and against her wishes, insisted on taking her right to her door while insulting where she lived, and then kicked her little dog in the face when he came to the door and sniffed Trump's shoe. I remember when he announced his upcoming divorce to the newspapers before telling Ivana and his children. My friend's daughter went to school with Ivanka at the time, and said everybody felt sorry for her. I felt sorry for Ivanka when she was about 15 and trying to be a model. She was tall but far from model quality. This was before her chin and breast implants, and you just know that the other models who had to work to get where they were must have treated her with contempt. It seemed to me to be kind of cruel to let her go through that, especially when they didn't need the money. But Daddy liked models. With all the money he made or ripped off, the only charitable thing I can recall Trump doing for the city was when he renovated the public ice rink that you can see from his apartment. Even then, he had to plaster his name on it. If there was a public figure from, say, Phoenix, whom everyone from Phoenix said was sleazy cheater and not to be trusted no matter how they appeared on TV, I would be inclined to listen to the people who knew him. I learned long ago that when someone doesn't trust, it usually means that they can't be trusted. I think of this every time I hear him whining about "fake news."...See Morejaymielo
