Block or wood framed home? shingle or metal roof?
My friend has 5 acres here in FL. Deed restricts mobile and modular homes. she and her husband want to know if it is at all possible to build a home that will be spacious enough for them and their 2 kids. they looked into prefab kits but the framing is mostly what those come with which wasn't the most costly part.ie cabinets, counters, interior drywall, exterior hardiboard or what ever is the cheapest. etc. when we built ours it was the finishing that cost the most. are there kits that include the finishing? my husband and I built ours in 2003 for $70,000? we did the work with the same group of friends who will be helping them. its a 1300 sq ft 1.5 story 3 bed room 2 bath Huge kitchen and living room all open that she LOVES becuase i have so many cabinets and lots of counter space lol metal roof and hardiboard wood framed home. I dont want to tell them to go for something becuase I did I want them to do it because it meets their needs and their pocketbook. they would like no less than a 1700sq ft home but i dont think they really know how big or small as long as the rooms are nice sizes and has plenty of storage i think even a 1400 is fine lol. we have friends who said they would help us contractors, framer, roofers, plumbers, and they will be pulling the permits and signing for us also making sure we are doing it correctly. its going to be a big group of friends and family helping so labor and contractor fees are not in the mix. this family needs something.they are in a single wide mobile home that needs a new roof and the floor has opened up in areas. There place now is on someone elses property and have no where else until they get something of their own built. they dont have much money or even good credit mostly becuase their oldest is 9 and Autistic he is in therapy and dr offices just about every week which they pay for. they dont get gov assistance
selling the property is a big no because they wont get much its values at $8,000 and cant be devided in our small town you can not get less than a 5 acre lot. an it has sentimental value not sure why but it just does lol.
they heard from so many people some say go for a block home some say stick to wood framed then someone told them shingles cost less but metal last longer. what are some of their options that look good will last and cost less? they want to know if its possible to build around $50,000 and meet their needs

I live in a very low cost labor area of the South. 15 years ago, we DIYed a 30x54 heated and cooled garage/shop for 45K. The only labor we paid for was for some dirt digging and the concrete pour. 5K. Everything else we did with our own hands. 40K was only material costs, even though it included 10' ceilings and 2x6 construction and a few other structural upgrades. No plumbing, or any cabinets or bath fixtures. And those items that need licensed trades like plumbing plus the finish materials themselves are the most expensive part. I can't imagine doing any residence for under 75K, especially with the big rise in construction material costs. That's with a very simple square box plan with all DIY or donated labor and the most basic of contractor grade interior finishes. Zero upgrades. No wood floors or 9' ceilings, or even extra electrical outlets. And, even getting it in for that price will depend on how much the permits cost, and how much connecting to the utilities cost, or whether or not a well and septic will be needed. If a well and septic are needed, that alone can cost 50K+.

I know you will hate me for this, but please understand my view point. I am an old house LOVER! I also spent twenty years as a banker trying to talk people into understanding that their future home purchase had to be about love....and practicality. When you are in love with a house you think that the fact that it slapped around the last owners was likely because they were bad owners...they probably deserved it because they didn't do the maintenance you would do to keep it in check. You justify the little issues like the third eye as something minor instead of realizing that a third eye is not actually a normal thing and will require some seriously expensive custom lenses. You turn a wet basement into a couple puddles.... Ten years,..no lets make it five if you get the house....if you find that my pessimistic attitude was totally incorrect and your home turned out to be perfect beyond compare...please tell me I am wrong so I can learn a lesson. But if on the other hand my gazillion years of trying to make people understand that they should buy a home they love....but should equally involve their brains and heart in the equation turns out to make some sense in your potential chris brown like situation.....well be sure to share that valuable experience as well so that others can learn from you...and make light of your experience because "that will never happen to them". I tried to buy the egg and I farm as a young wife ohhhhh so many years ago thinking that a house with walls falling down and a tree growing in the living room just needed our tender and inexperienced care to bring it back.....the bank laughed...thank god!

Talk to a realtor in your area who can give you hard numbers. However, I would have to say that the project is only worth doing if you are able to incorporate that half bath into a master suite and add a shower or tub/shower. Depending on what type of footings were dug for the garage, your project may require demolition of the garage and new footings dug before you can use the space for living quarters. If the realtor gives you an idea of the numbers on this as far as any gain in value to the home, you will then need to contact your local permits office and find out what type of permits and inspections you will need to go through to do this. Do not even think of doing it without, as it creates a big nightmare for you to have unpermitted work at any eventual sale time. Plus, lots of neighbors just live to turn you in to the codes people. Then your third stop is a structural engineer to be able to assess the scope of construction needed for the project. As previously mentioned, the foundation will need assessing, as will the existing walls and roofing structure's ability to be insulated to current code without affecting the required head height. It could be a really simple project, or it might not be. After you have gathered all of the above information, then it's time to develop a written scope of the project with all of the specs for the products that you want to use and the structural requirements of the engineer. Then you use that document to seek bids from contractors so that everyone is bidding on the same project with the same products. For a mid range master, expect costs to come in somewhere between 120-140K if you have to rebuild from the foundation up. If your foundation and existing walls will work, then you can probably shave off one half to one third of that amount. If you DIY everything, then maybe one half to one third off again. So, between 30K and 140K depending on what the reports say and how handy you are.

Yes, virtually no architect of any experience and talent needs a consumer to bring a hand-made floor plan to show "what they are thinking". After all, that's what an architect is educated, trained and experienced to do far better than most any consumer. The best things a consumer can bring have long been itemized and discussed here: a list of needs and wants; a site plan; budget; and some photos if its helpful for the consumer. The architect is experienced in talking with consumers and getting the critical information needed for design. And while many architects will say that they don't mind consumers bringing in floor plans, the same architects will also tell (if asked) that it generally takes more time and money initially demonstrating the shortcomings of consumer floor plans, illustrating why and where they don't work, and getting to the point where one clears (and opens) their mind and starts fresh with important ideas and sound architectural solutions. A common consumer response to this is "I don't want to spend a ton of money on an architect, only to find that I don't like anything they do!". And that is certainly a rare possibility. But the alternative is for the consumer to be willing spend a considerable sum of money and take a considerable amount of time (whether they realize it or not) for the demonstration of the weak points of their own design, and the demonstration that it's often ultimately unworkable and a waste of time and money. Sorta like taking a Google medical diagnosis to your family doctor.

M B, I almost wrote the same thing earlier this morning about the narrow lot comment. A 100 ft wide house likely sits on a 120 ft or 130 ft lot, which is pretty generous considering the typical suburban lot around here. We live on a 136 ft wide lot, and granted our house is only 65 feet wide, but on the driveway side there is enough space between our house and our neighbor to squeeze in another house! Our last house was on a 50 ft wide corner lot, meaning we had a 15 ft setback on the side street (and 5 ft setback on the other side lot line). Now that is narrow! One challenge for any plan is going to be balancing the 3 stall front facing garage with the rest of the house. Ideally the garage is setback at least slightly from the main body of the house. But if a plan like the one that the builder provided had another garage stall added, it would really start to set the house out of balance. Better to be designing with the 3 stall garage in mind from the start.
