Laundry layout help please - Dutty got me thinking :)

I am trying to figure out the right layout for my laundry room. It is 11'1" x 11'5". Below is my idea. The entrace can be from either wall backing to the hall, but I do need a coat closet along the wall where it is drawn. Here are a few requirements...

Lots of counter space for folding with laundry baskets below counter for kids to put away own clean laundry. Small sink since I have a large sink in garage area - I will not be using laundry sink for big, dirty jobs... probably just spot cleaning as I can't remember the last time I actually hand washed something. I am thinking of a drawer ironing board on the cabinet wall, and even if I decide against it, I would like room for my ironing board. I tend to iron in batches, so the hanging clothes would be a high rod with laundry sorting bins in lower half. I am not sure if I want the linen closet to be accessed from hall as well. I have another small closet near by to keep linens in, but extra sheets, blankets and beach towels take up a tremendous amount of space!

Also, I sew occasionally, but usually it is a large project and I don't forsee having room in here for that - curtains, duvet covers, and the like. I may set up an area over the cabinets for a wrapping station, but still thinking on this. Please give me other ideas/suggestions.

Sorry for the smart draw watermark - I am trying it out. I didn't realize until after I tried it and liked it that it is almost $200!!! My cheif architect will have to get me by. :)

I like this layout. And, out of context of your house, it is hard to comment on which hall the door should be located. But, this layout is very functional and I think it would work nicely.

Thanks kirkhall - I will link to a thread with my floorplan, but FYI the 4 kids/guest bedrooms are all located right off this hall that surrounds the laundry.

If I were you, I would go with the birch/beech interiors rather than white. My kitchen cabs are birch/beech, and the cabs in the laundry room are white. The wood-look wears better IMO. Some of the white interiors and shelves also have a nubby texture that shows dirt a lot more. Unless you are specifically after a more mod contrasty look like Gaucho, I would think the wood would blend a bit better with creamy coffee (dark?) paint. Here's a pic of my wood interior together with the painted white doors. You cannot see the birch at all when the doors are closed, even when you're standing very close. My doors came from Advantage, and I got the factory-finish paint which was well worth the money. Installed 3.5 yrs ago, and today I have no chips or wear or anything, and they are very easy to keep clean. The few small strips of wood that I added later (around micro and oven drawers) and painted myself - on those, the paint has chipped and rubbed off a little. Factory paint = worth it. Advantage did my doors, drawer fronts, all filler pieces, cover panels, trim. l did have to give them exact specs (which I still have btw including spec drawings for hinge placement etc - email me if you want them). And I specified small tolerances between everything (I think 1/8"). I think you'll find that you won't even want or need edge-banding. I used it on 2 cabs, and that was only to cover the rough edge left on a deep cab that was hacked down. It was a bit of a pain to apply (especially on already installed cabs) and doesn't really look that nice (but it is better than rough particle board). I certainly wouldn't bother with a whole kitchen just to change the color of the cab edges, when the correctly spec'd doors already do a perfect job of that. lavender_lass - marble would be more of a possibility with the island/table combo. While I do love marble, I'm not sure that I would be happy with it while it developed its patina (and I can be a messy cook). DH is strongly against marble counters in the kitchen - partly because he thinks we've got enough already (fireplace surround and raised hearth, plus floor and counter in bathroom), partly because he doesn't think he'd be happy patina-wise, and partly because he'd prefer soapstone for the counter. Does soapstone come close to marble as a rolling surface for baking? But the combination of marble and then wood on the long island would be striking... I did some searching and found more discussions about extending islands and attaching them to a table and found info on houzz and here. One thing that came up was that with seating on only two sides, you lose some of the face-to-face contact that you have with people around a table. We do eat dinner in the kitchen about five nights a week, and I think I might miss having us around a table. The other concern I have, for my old house, is that the big island is quite popular right now while we're really after a fairly traditional look. Still intrigued a bit, though, so I'll mull some more. Any thoughts on the viability of the fridge location in the initial layout? Will I regret having to move around the end of the peninsula to get into the fridge?

So here is what I came up with. Mahlgold, although it was simple advice to draw to scale, it really forced me to think about how I would use my space and I did a little tweaking.So that was a good thing! Would still like everyones critique for improvement, and I have some layout questions. I moved the range over to the left to have a larger counter surface for taking things out of the fridge... I am also a righty. The other thought was that I could put the micro in the upper cabinet next to the fridge. The 12" cab could be for utensils, food wraps, etc. I made the corner into a lazy Susan and added a larger cabinet next to it for additional pot storage.Then I stepped it back for the dish/glass cabinets, and added a 15" bookcase. So here are my new questions. The fridge is 33" deep, and the bottom freezer is a door/ not drawer. So I figured I would need 36" clearance from the front of the fridge, so the aisle is a little deeper. Is that correct? On the 104" wall perpendicular to the fridge, I left a 30" aisle. On the opposite side, I left a 36" aisle, measuring from the 36" cabinet out. So now I have a 72 x 24" island which I can have a DW and my farm sink. Would there be enough room or a waste basket cabinet in the island? Since I live alone, I was thinking I could put a bench under the window which would take up little space, and pull the table out for when I entertain. That should give me enough aisle space for access from the kitchen into the living room, and going out the back door. The W+D space I still have some time to configure. I'm a big gardener and would love a slop sink next to my W+D, as well as some closet space for muddy boots, etc. So what do you think? Does think look like a good functioning plan or should I make any changes ?

I am not sure I should start another thread, but for now I won't. I have been thinking a lot about Rantatoo's comment of rebuilding a wall and how it might not may be cost effective. If I don't put back a wall in the current dining area and once again embrace some sort of open concept, is there a layout idea that might work? Is there an option I just can't see here? I feel like I have only two choices, move it to the back as my original thread from over 15 months ago or go with the peninsula again. If I keep the kitchen with a peninsula, I have decided to remove the double ovens and put in a range instead. I found this inspiration picture here on Houzz, but if there is a THIRD (or fourth?) option that has not occurred to me and you have one, I would love to hear about it!

Oh, yes. I love your plan. (I never remember names, though...just who I am--can't remember names of composers I like, or book titles, or authors either).

Either location will work fine. But, I think I would probably put it on the bedroom hall (the one that runs up and down on the plan, rather than side to side). I think if you use the guest room as a guest room, it would be nicer to not have the laundry room door right there.

However, for your convenience, you should do what you like best (since either is really fine). If it would be easier for you to hear the beeps and remember to change the laundry if the door was nearer the living spaces, then put it on the guest hall hall.

(But, for this reason (of hearing the beeps in the main living spaces), it might be nice to not have the door on that hall.)

Confused yet? :) Really, I like your plan.

Thanks kirkhall - Your feedback has been great along the way. Don't worry - I never remember anything either! I think it is a blessing. I can watch and entire movie and not remember until the last 5 minutes that I have seen it before. Imagine how painful it would be to have to knowingly re-watch a movie. :)

I am already very forgetful with my laundry and the laundry is right off the kitchen. I am going to have to find a way to broadcast the beeps over the entire house, so I don't think which hall the door is on will make much difference for me. I am just hoping to train the kids to handle it within a few years. Wishful thinking!

I like your plan too!

re: the linen closet: I think it would be more handy to access it from the hall. However, if it opens to the hall at the left, then it will be deeper front to back and narrower side to side, so things in the back might be harder to see. That made me think of an idea I saw on the decorating forum that I really liked: they turned a regular linen closet into a combo cabinet/drawers set up:

I think the drawers would make it easier to retrieve things that are stored down low. You could consider roll out shelves for the upper part (unfortunately I know I'm talking about more money...) The narrower doors won't take up as much space with door swing. Plus I think it looks really nice. :)

Thanks chicago - I found another place to put my coat closet, so I think I will make the existing linen closet larger and have double doors from the laundry side and the hall - on the long end of the closet. There is a hall along both walls. I realized I had a small linen closet across the hall from this one which would work better for guest coats and also allow me to consolidate all the linens for this side of the house. My mom has a similar configuration for her linen closet and it works well. I love the look fo that closet/drawer builtin you posted. Maybe I can figure out a place to use it elsewhere. :)
