Comments (13)Jeri - I don't know if you remember me from earlier years, but my garden is just south of you in LA (inland from Venice Beach), and I generally find your experience (much greater than mine) echoes my own. Here, too, Louis Phillipe seems happier than Cramoisi S. Actually, when we first moved to Mar Vista 15 years ago, the summers were hotter and my garden sunnier, so CS did very well! But, with the increasing cool & grey summers, CS started to mildew reguarly, and I gave up on the bush and sadly removed it. I also grew a CS climber and it was spectacular for about 6 years, then it suddenly declined (I think something attacked the roots) and it couldn't be saved. I planted a 2nd CS bush, but the past couple of summers have been so cool that it almost seems as tho consistent summer weather starts in late August. I've planted a number of Chinas roses the past couple years, but have moved them all to the hottest sunniest spots or they sulk. Since CS is probably my favorite red rose, it's now claiming the hottest, sunniest & least windy spot in the garden -- it looks like it may be growing out of its sulky ways....See MoreSuperior Walls Crack - Normal or Not? Comments (11)Thank you for your replies! Mama - It can't be caulked on both sides due to the built in insulation. And I was informed today if I remove the insulation (to look at the crack!) it voids the warranty. Charles - They did use the same sealant, so hopefully it stays dry! And my husband brought it to my attention that there are cracks between every panel that is sealed to keep water out, and it probably isn't a problem. I've informed the builder and he's left a message with the rep. I also spoke on the phone with an installer that was there yesterday. The installer told me it was not structural and if it does leak they will fix it under warranty. That didn't really make me feel better. Since they are already pouring more panels and coming back to finish the job, I would feel better if they would just replace that panel too. Comments (8)"Service under the warranty is solely the responsibility of the licensee." and "(Licensees) provides a limited warranty on their Superior Walls products". In these situations where the buck gets passed from superior to the Licensees which then can be blamed on improper transportation, storage or faulty field workmanship and it becomes an up hill battle as the licensees hunts for scapegoats IMO. There are other causes of failure which could pass the buck back to you, such as a soil test in 15 years showing substandard soil characteristics, bad slab installation causing racking of the walls, excessive hydrostatic pressure, failed drain tile system, or anything else they can pass the blame on. In perfect conditions I'm sure the 1 3/4" concrete will hold up but what about not so perfect conditions, I wouldn't do it. Get 8" of solid poured concrete with a properly sized concrete footing, they can take the excessive hydrostatic pressure from complete saturation of the soil during a freak weak long rainstorm. These are engineered like a house of cards, one failure could be catastrophic to the entire wall system, and you see it every week with a $2 bolt causing a bridge to fall. And if the contractor is cheap and dumb enough to use crushed stone footings under these precast walls dirty stone can void the warranty, so save yourself a potential problem and don't even think about tightrope walking over a volcano. ...See MoreSuperior wall basement
Comments (6)Choose a stucco color to match the brick. No one will notice. I'd probably change the columns going from 6 to 4, making them larger and white instead of stained. Might make the porch less wide -- like 3 or 4 feet overall. Make the steps wider and space the inner two columns to match. You want to welcome visitors, not funnel them in. Consider increasing the height of the beam running across the columns. The two windows flanking the front door seem really close to it. Barely enough room for a wall, so I wonder about the floor plan. And I prefer simple, so I've removed the dormer. Your rendering shows the wall hanging over the foundation several inches. Probably just a poor rendering, but it should overlap only a small amount. For the windows, consider using a sill across the bottom (left) instead of picture framing....See Moredbrad_gw
