Also, as far as the space under the stairs goes, those things can be huge (likely at least 6 feet deep). I might consider putting a door on that under the stairs space and putting the dog bed in the open area next to it with a dutch door. You could do your broom closet under the stairs and have ample room for vacuum cleaners, buckets, mops, cleaning supplies, extra rags and old towels (which I store in a laundry basket), etc. My parents have one and it is wonderful . . . they also store the cushions for the patio furniture in there off season, as well as a folding table and chairs. . . tons of room! They have a narrow shelf along one side for cleaning stuff (furniture polish, floor wax, floor cleaner, brass cleaner, upholstery cleaner - all the stuff you accumulate) with a broom and mop holder under it. The other side has the vacuum cleaner and the carpet cleaner with plenty of room to walk between. I have never thought a cabinet broom closet would be big enough for me, and your laundry is not too big as it is. . . . that would be taking up lots of space! Also, I have a great cordless Hoover Platinum vac which I use multiple times a day (for multiple kids and dog), so I would want a broom closet where I could have a plug for the charger for that (which I highly recommend!!!)

I don't have a drawing to post, however, a few ideas. I had one set for a traditional bathroom, then upon rereading your posts I saw the desire for clean lines and a minimalist approach, so I reworked my ideas: Toilet: - Walk in to the room, on your immediate left is a small pony wall, maybe 4' tall, and extending maybe 36' into the room, to conceal the toilet. - Behind the pony wall is the toilet, same location, but rotated 90 degrees counterclockwise. Code requires a minimum width of 30" for a toilet cubby like that. 15" to either side of the toilet centerline. Shower: -Where your tub is currently located on the window wall, that's now a large walk-in shower. Running the full 7' length of the window wall, and for now let's say the shower will be 42" wide. -shower door, walk in the room, turn 90-degrees right and face the shower. For now lets make the shower door 30" wide. You have 36" of wall on the left, then a 30" door, then 18" of wall on the right. -walk in the shower, the wet area is to your left. To your right is a bench seat, say 16" deep by the full 42" width, and high above the bench seat are a couple of high shelves for towel storage, etc. Vanity/sinks: -Walk in to the room, on the wall directly in front of you is the vanity. Floating, and running the full length of the wall from the back left corner of the room to the shower wall on the right. -The back wall is 11' long, with the shower taking up 42", that leaves you with 90" of vanity. None of these measurements account for wall thickness. Here's where you need to use your imagination...and hope that I describe this well... If you want to have the sinks centered off the centerline of the pocket door: - your pocket door is 36" from the left corner and is 30" wide, so the center of your pocket door is 51" from the left wall in the room. Make sense? Lets carry that 51" to the back wall where the vanity will be. Right now we have 90" of space available for the vanity (11' or 132" wall minus the 42" for the shower). Bringing the 51" pocket door centerline to that wall makes the pocket door centerline 51" from the back left corner, and 39" (90" - 51" = 39") from the shower on the right. Lets lay out two sinks, each 24" wide, okay? Code generally requires a minimum of 30" between the centerline of adjacent sinks, 36" is a recommended minimum. Let's give you the recommended 36". That means we'll space your two 24" wide sinks 12" apart. With those sink layout measurements in mind, lets just think of the right half of that vanity wall for now. From the pocket door centerline we have 39" to the shower on the right. From the centerline mark and moving to the right, we have 6" of countertop until we hit the edge of the right sink, then a 24" sink, then 9" of countertop until we hit the shower. From the centerline moving left, we have 6" of counter until we hit the sink, then a 24" sink, then 21" of counter until we hit the left wall. An extra 12" of counter space on the left side. You could have a 12" wide floor-to-ceiling or countertop-to-ceiling detail in that corner, maybe a full-height closet cabinet, or maybe a corner shelf unit, and that would center everything perfectly. Or not worry about it and let the person on the left have an extra 12" of counter space. Or not worry about centering the sinks off the pocket door at all. Then shift the whole sink layout 6" (which is one-half of the extra 12") to the left, putting the centerline of the sink wall 45" from the back left corner and 45" from the shower wall. The sinks will still be centered on the back wall, but not on centered off the pocket door. If we do that, then from the back left corner moving to the right: 15" of counter, then 24" of sink, then 12" of counter, then 24" of sink, then 15" of counter. In case you're wondering, minimum code distance between a sink and a wall is 4". Storage: Well, you have the floating 90" wide vanity. You'll have a couple of shelves in the shower, above the bench. You could put a small storage unit immediately on your right when you enter the bath, between the pocket door and the shower. You have a 66" wall minus the 42" shower, or 24" of wall width. Depth-wise you have the 18" from the wall to the shower door. So a small cabinet, say 20=22" wide by 14-16" deep would fit well. Confused? I am! I hope this makes sense, unfortunately I'm without a scanner on this computer. Best, Mongo

It's going to be very, very nice, Jenswrens. I think the window will definitely pull its weight. It's going to be a good work room, and it'd be a shame if you were forever carrying stuff off to some more inviting place to finish up. Definitely that recommended extra-deep counter, which you have good room for. So extremely desirable, I'd put it right at the top of my list and start working from there. Probably under the window... A sink large enough to soak a large heavy blanket in would be nice, but maybe not worth sacrificing other function for anyone who has a bathtub. Unless you find yourself needing one fairly often? Even if you would choose to do lengthy sewing and ironing tasks elsewhere, it would be very nice to have a fold-up board and sewing machine readily available for those quickie single jobs. I'd definitely design them in, the board on a swivel and the closer to the window the better. My wall board gets only dim natural light, and even with the light on I have to walk dressy items into the bedroom to see if I've done a good enough job for them. On the plus side, I can see the TV from the board. :) For sure, extend the counter right across the washer and dryer, wherever they are set, to maximize work space. And for pretty. Would it work to convert the washer and dryer's current location to an ironing/hanging rack (+ rolling laundry cart?) area, gaining good use of cabinets to the corner to offset some of what you'd lose? Now that it's occurred to me, I'm thinking I'd definitely want that because, if the counter were to run over the W/D and the window portion was nice and deep, you'd already be counter-rich with just the L. The ironing area'd be nicely out of sight from the hall and, after all, ironing's an important function well worth investment of space in a laundry room, given its obstinate refusal to become obsolete (will it ever?).

We are right now doing what you are considering. (Well, our contractor is doing...) We've owned this house for a very long time, and never set foot in the 4th tiny bedroom (really just an office, no closet). But thought we would hurt our property value if we used that office as our closet (our home is our largest asset, so it matters to us if we renovate in a way that lowers value). We live in such a high COL area, we can't move. So we finally decided to (1) add the master closet to the master bath; and (2) put a door from the master bedroom into the office, to make it the new master closet. Turns out in my area it helps value to have a larger master bath and closet - even at the expense of losing the small 4th bedroom/office (tons of homes in my area have this layout). I checked with real estate agents and watched sales for a couple of years to make myself comfortable with this decision. As to layout: similar to your drawing, ours will be 6'x12' with the closet added on). We have a 3.5'x6' shower at one end like your drawing. Left the toilet (saves about $4k in my area, party b/c old house plumbing issues). Then, do a short wall about 30" wide x 42" tall at the shower: (1) have the shower door pivot (both in and out) there, so you can reach the shower valve on the inside of that half wall - no getting wet!); and (2) put the 2nd vanity (30" for us) against your window wall and that 1/2 wall. Your door is at the other 6' end; ours is on the 12' long wall, so a bit different but hopefully this makes sense?! I.e., I think you can fit in two 30" vanities (we have a 30" and 36"), big shower, keep toilet there, and have a huge master closet from your (unused??) bedroom. I personally like the 2 separate vanities vs. a long 60" - and it saved so much for us b/c it kept the toilet in its place - but YMMV. Sorry to ramble! Hope that helps. I'm so thrilled this is happening now to my home, and only wish we had done it a decade ago!PS I, and the real estate market I'm in, prefer a large master bath to large closets if there is a 4th bedroom (as it will get converted to a closet anyway). Of course that varies by market, person, etc... but thought I'd say that as I struggled with this decision for many years.
