afsa...the grilles are on the exterior (SDL). There is a shadow bar that makes the mullion look solid thats in between the two panes. You're right...no way it can be done now. The website shows it and I believe his sample showed it that way. I'm coming to the conclusion that the sashes should be replaced. Ugh! I feel bad for him but he should have checked his order acknowledgments. If the factory goofed, then he's only out the extra labor required. What do you guys think should be done at this point?

When coir is used in most greenhouse/nursery operations it makes up <10% of the total volume of the grow medium, and is used primarily in bottom watering applications like ebb and flow. In large part, that is because it loses its loft very quickly and compacts severely when top-watered. Coir also has chemical properties that vary significantly enough from peat that it would be unwise to believe that coir can serve as an exact substitute for sphagnum peat w/o having appropriate work-arounds in place that take into account both the physical and chemical differences between the two. Coir is also known to be allelopathic to a notable % of plants, though I can't say with any certainty if almond trees are on the list of plants affected allelopathically by coconut hull products. Most plants I've tried to grow in media comprised of large fractions of coir/ CHCs were not at all cooperative and fared poorly. There isn't enough information to make a diagnosis with any degree of certainty, but odds would suggest that you are up against one of the fungal pathogens often gathered under the umbrella of damping-off diseases; or, compaction of the coir fibers has created an hypoxic root environment favored by fungi that thrive in anaerobic conditions. It's highly likely the seeds that have split into 2 cotyledons are perfectly viable. They can be planted in river sand which has been screened over a 2mm screen to eliminate the finest material. Rtpaige03 - that’s what i am hoping for. I am going to reach to my realtor to see if i can get in touch with the company that fixed the foundation and go from there. If it’s just a drywall issue, i could just rip off all the ceiling drywall and just keep the joist exposed. And perhaps focus on redoing the roof with new polyiso insulation/TPO on the exterior and keep the current form as a flat roof. With the exposed ceiling, i would know if it leaks again…. And i wont have to worry about mold growing behind the drywall the exposed ceiling. Loobab - it wont be cheap, but i think it will still be cheaper than other options mentioned above… which is rebuilding the house. In california, it looks like i am looking at $1,000,000 to build an average quality house of 2000sqft. Ouch… Whatever route i choose to go, it will put a lot of financial burden on me… Hopefully not too much. I wont feel good about selling this house to others. Even if i sell it to others at later time, i would want to address and remedy the problem first and at least turn it into something mediocre before i do that. I guess I am just going to have to suck it up and move on. I should have trusted my instinct rather than naively trusting what realtor said. Good and painful lesson learned as a first home buyer. What kind of base are you adding the flooring to?… as to LVP … have you looked at the top of the line Cortec…it is very realistic in the lighter colors… we have had people ask us if ours is real wood …in 10 years have never regretted the choice…anything that wears away would worry me… we made the choice since we are on a slab… with potential water issues…
