that lawn is always healthy

There is a park about 2 acres that I see everytime I go to the office. I have been monitoring it since May. I see it twice a day(going to office and going home).

It's got scattered tall trees about 70 ft. The trees takes about 3%-5% of the 2 acre park. The color of the grass is green and when hit by sunlight, it becomes bright green. Looks like they mow once a week. I have not seen any watering at all. However, it's still nice. What grass could that be?
