Remodel and 2nd story addition
The project involved architectural design services for the addition to, and remodeling of an existing one-story residence situated on a heavily wooded, sloping, rural lot. Retaining the harmony and integration of the home with the lot were serious concerns for the owners. The local building and planning departments and neighborhood committees were equally concerned so very thorough documentation and negotiation were required to obtain approval for the second story master suite.
The design goals and project work included:
• The two primary goals were, for the owners, to remodel the house to more fully suit their lifestyle and to undertake repairs as needed at one time to limit the disruption on their lives;
• Remodeling and reconfiguration of existing “public” and “private” space within the house, including:
o Two bedrooms and a bathroom on the ground floor, the bathroom is also to serve as a changing room for the swimming pool;
o Converting the existing master bedroom and bath into an office with an adjacent closet and powder room adjacent to the front entry. The office conversion was to enable the owners to more comfortably conduct their businesses from home;
o Remodeling of an existing storage space into a functional laundry/utility room;
o Improving the perception of entry into the home;
o Create private space for reading;
• The addition of a second floor with a master suite for privacy and to take advantage of the views into the surrounding forest;
• Structural upgrades to address building settlement at the living room and existing bedroom wing;
• Upgrading of the heating and electrical systems;
• Improve insulation and internal air quality and efficiency;
• Specifying and ensuring construction materials and finishes met sustainability requirements to achieve Certification by Build it Green.
