There is nothing wrong with hand drawings period. At the same time I would not even touch a design, for myself, unless I can walk it in 3D. Not just 2D plans but full 3D. Do you have a picture(s) of these elevation drawings? = What you are facing is typical problem hiring a busy architect. He is too busy and most likely will never complete the drawings to your requirements. When you hire an architect, require "time is of the essence clause". I have been telling EVERYONE here multiple times: watch out for commercial architects. Because any time a builder needs a change, any time existing client needs commercial building, any time gov, etc needs something - he / she is going to put your project on a shelf, and work on other stuff. I've seen number of times where client comes to a builder and claims my architect did 80% of the work for $23,000, but can not complete it. Here is elevation sketch, a incomplete floorplan, septic drawing - and if you need this in a digital format (additional $2,000). = And may be both sides are to blame, wobbling customer(s) - who can not fully make up their minds and busy architect. In the end 90% probability that the architect will advise you to find someone else to "complete". Because 7 month later he is not even interested.

The analog version is a well tabbed 4" binder or two, plus an alpha expanding file for invoices, expanding files for permits & stamped plans, etc. all of which fit into a file box at completion. The current digital version is google drive instead of the binder, which is accessible remotely. The amount of paper created by the current ability to create specifications is almost infinite. Photos are another issue, but sub directories & labels are keys to organization. There are a few formatted systems out there but they almost take another person to manage. For cost management, I organize along the lines of lender cost breakdowns, similar to FHA & NAHB formats, 50-60 main line items. Typically these formats are similar to the order performed during construction. Its important to track budget vs actual at every line item in order to manage the totals. Understand details such as whether the window bid includes installation or is FOB a warehouse and do not assume each window supplier bids the same way, same with plumbing contractors, electricians, etc. Understand which materials are included in each bid. Too many see that big total budget line and overspend early on a few key selections. For selections, you cannot make them soon enough. That doesn't mean ordering, but being ready to order. Unless you're outfitting the home from the local home supply retail warehouse and are OK with their existing stock (and some do) much of the stuff in your home comes with lead times, especially if it comes from overseas in containers that need customs clearances (tile, some cabinets, fixtures, etc.) or in the case of cast iron tubs and sinks, might be awaiting for a burned down plant to be rebuilt.

Sunset Dreams by Brad Jalbert is very like Augusta Luise. I got it from Palatine 2 yrs. ago, but they dont offer it now. Bon Appetit, also from them at the same time, is a lovely rose much like Augusta Luise. Not sure I dont like Sunset Dreams just as well as Augusta Luise......its a beauty. Mango Veranda, which they have now, is beautiful! Blooms arent quite as big but maybe it would be something pretty to grow while you are waiting for AL pippa. Wish Palatine would grow more of Brad Jalbert's roses - I really like them. I called David Austin Roses today and put in an order. Dame Judi Dench "didnt make" in the fields which is why its not on the list. I lost mine - it was a small plant - potted it up well, but it was quite wispy, thin canes, blooms were not big. I was giving it benefit of the doubt to grow another season, but it just faded away. Hope its not going to be another Summer Song. I really like the Austin apricots. I was disappointed that Scarborough Fair was sold out. Heard good things about it and wanted to try it. I did get most of what I wanted at this time. I will probably add to my order; I pick mine up since I am only 2 hours away. I bet Evelyn wont last long - there was a long pause when I asked for that one.......then she said she could get me one. She also said the new 2020 catalogs were not in yet. I like going to Tyler and picking one up, can hardly stand to wait for it. Last year, mine arrived Dec. 31. Probably the only difference will be the new 2020 roses. It is a marvelous catalog and have enjoyed reading it all year. Judith
