That is a great space for London but I do not think a sectional is ever a good choice for seating. The kitchen IMO cries out for th table to run parrellell to the kitchen so start there . How many seats do you need in the LR and the DR? I usually find TVs are not huge in Europe so what is the size of yours? Do you work from home or just need a home office area? The bedrooms are not huge so good that the main has a walk in . I guess I just need a bit more info as to your family needs. Post everything to do with the dilemma here now in comments DO NOT start another post.

My first thought was the TV on the balcony wall, then fit a small sectional opposite it. That gives you a separate space for only watching TV.

But I dont know how you live. Do you want to be able to see the TV from the kitchen? Do you give sports parties or movie nights with friends? My arrangement would only work as an intimate, two at a time TV space.

I would find a long free standing island to separate the kitchen from the rest of the room.

I suggest you put the office in the second bedroom. It is better for for stress and less messy for everyday to have your work area apart from your leisure area. Do you anticipate needing a guest room? A good quality air mattress is generally sufficient for temporary guests.

So many possibilities. You just need to move in and decide what areas will work for your needs.

Lovely flat! Whatever you do don’t junk up the living space with a traditional desk - look for a sleek solution similar to this (custom to work with furnishings/kitchen etc would be ideal)….a flip down work surface would keep the space tidy when needed. You may want to look at an arrangement where something like this can go along the entry wall by the balcony door and a sleek rectilinear dining table centered by the open space / kitchen. I’d avoid a sectional only because I would want to keep the openness near those great windows.

Diana, if you're asking about my plan, I envisioned shelving units, two facing the kitchen, two facing the office area, to create a somewhat private office space and extra storage for both spaces. Height depends on how much separation is wanted versus connection and light. Four feet or so would let in light but block views/distractions when seated. I would probably go five-ish, though.

Depends on the person, I guess. Hideaways are some of my favorite places. Leftover from childhood, probably--all those forts made of a blanket draped over the dining room chairs!

I get what you're saying, simplynatural. But there's a fine line between comfy nooks and cramped work areas. Not sure the distance between the range and the bookshelf in your drawing. I guess we'd need to see more detailed dimensions to figure that out. (And in inches/feet, not metric measurements.)

Distance between range and shelves should be about four feet. I took the kitchen counter depth as two feet and scaled everything else from that.

Looks good in your rendering. I guess the OP needs to decide whether it works for them.

Thank you all for the fantastic comments and suggestions! We truly appreciate the input. There are so many wonderful ideas that we're excited to incorporate.

Firstly, we love the concept of a cozy TV corner, as our gatherings focus more on dinners than TV related events. The comment of keeping the windows clear is particularly on point - that is why we won t put heavy furntiture by the window. We're still exploring the best setup, debating between a corner sofa or a sectional area with the rest of the living space.

we liked both suggestions of having 1/ a dining table parralel to the kitchen area - as such it can be an extension of the kitchen for a nice cooking workspace - or 2/ have the desk office area (as shown in the picture) as it would optimise the space.

Regarding the master bedroom, it's pretty straightforward, but we're brainstorming different setups for the second room, which would be a mix of a second office (wfh) and and guest bedroom.
