We have 2 buildings, 2 stories, 2 common areas. Need to bring them into 21st century on a budget.

Buildings are a contemporay design on the outside; brown trim and darker beige siding.

We need new lighting, flooring and painting.

We have 14 risers leading to the second floor covered in carpet. Any suggstions, links, photos, and ideas are greatly appreciated. I'm trying upload photos, but it hasn't worked yet.
