Comments (2)Thanks Patricia for taking the time to read my post! I agree with the built-in banquette seating. My finance is pretty convinced that it's a great idea for big family dinners (which is funny since most meals we eat out OR eat in front of the TV since we live in a condo and it's only the 3 of us). As for the pictures, I took these with a wide angle lens, which unfortunately distorts the edges of the pictures (ie like a fisheye lens, but less severe). I took them like this to fit more of the room into a single snap shot. While the drawing isn't 100% to scale, it, for the most part it shows the correct scaling of the walls, nooks and crannies. We're mostly hoping to have general furniture layout suggestions to keep the room looking not awkward, with clean sight lines from walking up the stairs, out the patio and from the kitchen (far screen left in the diagram; it's cut off, but will be a full kitchen that has a pony-wall overlooking the stairs)....See MoreOur new house has a dated living room and it needs remodeling help!
Comments (1)I think you have some good ideas. When you pop off the corbels you may be able to touch up with spackle and paint. If the gap is too wide to fill with spackle you can use a small trim piece to fill it. I would do the same thing with the fireplace surround. Just pop it off and see what you have to work with. Installing a single mantlepiece is not that complicated. I would take off the frou-frou over the top of the dining room entry as well. And paint your vent the same color as the wall color so it will recede. Are you painting the room gray? Do you plan on changing the carpet as well? Comments (8)Afraid we don't have access to another room for TV use. We're also both quite big film buffs so a decent TV set up to us is essential. I've looked more at the idea of a 3-seater sofa and 2 arm chairs as shown in the previous arrangement and the compromise might be, as you say, an adaptable living space; where we can move chairs around to suit our needs.
