Comments (31)Perfectly said Livewire. In NJ custom homes come at a very large premium. Not only in cost but taxes since NJ has the highest property taxes in the nation. We live in a cookie cutter 2300 sq. ft. TH that we bought new 4 yrs old. Let's talk about the builder options and costs. We were sent to a design studio to pick our options. They were overpriced junk. The builder wanted $12,000 for hardwoods just on the first floor. The kitchen cab upgrades were $2500 and $4500 and not worth it. The master bath upgrade (tile) started at $2500. This one we could not figure out. There is not enough tile nor was the guality good enough to justify the cost. Recessed ceiling lights were $200 ea. We put in our own upgrades and started after settlement with very high quality kitchen cabs, my great Franke Orka sink and faucet,and HW throughout most of the house which includes most of the second floor and closets and upgraded much more with better quality and less money than the builders stuff would have cost. Comments (7)As a rental, I would not go overboard if things are in good condition. Fix the area from the sidewalk to the steps where the gravel is and put in a walkway using brick, pavers, flagstone, etc.(whatever material that coordinates with the steps). Also fix the steps if needed and remove the runner. Paint it all one color, as well as the part under the railing and the foundation. Add shutters to the top windows and paint shutters, trim and railing a coordinating trim color. Paint the front door a third color to make it the focal point. Look on the Internet to find color combinations you like. Remove all the planters and plant easy to care for plants/shrubs next to the foundation, making the beds a little larger and curvy so it's not all straight lines. Re-seed grass where needed. Comments (8)Hi @turtlexings24, Thanks for the compliment. I am very happy with my GC. Folks on here probably won't think it was wise but...It was me. I GC'd and designed our bath renovation after striking out with about a dozen others. It was stressful but nothing I couldn't handle. Gannt charts, spreadsheets, and research kept things organized. My job is flexible enough to allow me to wfh and adjust my schedule as needed so I was here for every subcontractor and inspector. We did hire an advisor/project manager who connected us with all the subcontractors we needed, Home Improvement Partners. Troy was great and saved us a ton of time hunting for all the individual professionals we needed....See Moreyumelizabeth
