Here's the scoop and the list of what came home with me today - there may be more coming in the future since the lady who is giving them away had second thoughts on a few. Her garden is TO DIE FOR! These were some of the happiest roses I have ever seen living the live of luxury in 3 foot deep beds of loose loamy rich soil. Seriously - it was rose heaven! Unfortunately, she is going through a divorce and doesn;t know what the future will hold, so she decided she wants zero maintenance plants since her soon to be ex may end up with the house and will promptly kill all the roses anyway. She decided it was better to give them away to good homes (she did a little interview first to see if I knew anything about roses) rather than have them die of neglect. Fortunately, I passed the interview and was gifted the following: Ambridge Rose '08 Baronne Prevost '08 Cottage Rose '08 Tuscany Superb '08 Orange Mothersday '08 Jude the Obscure '08 Gene Boerner '08 The Herbalist '08 She had several people there yesterday to dig and more were coming after I left. I probably could have asked for a few more, but I didn;t want to seem piggish about it. If she decides to part with the following, I am first in line to get: Distant Drums OLOG In return, I am going to give her divisions of 20 or so daylilys, several hostas (I have over 150 named hostas for her to choose from), some heucheras and some iris. They will all be pretty and won't break her heart if she has to ignore them. I am truly sorry for her current situation, but I think a new gardening friendship has blossomed and she will be welcome to come visit her babies at my house whenever she wants. All of them have already broken dormancy so I did pot up a couple of them, and some of them are just going to have to spend one night sitting in trash bags, I am exhausted from digging the new bed where they will live! Comments (2)Hello, IMO Dallas is a good place for quality work at reasonable prices. Last year, I read one post that was quoted $27,000 for a 3-ton system installation. I also read a post of a $2500 3-ton replacement. This is a lot of difference. The typical price is between $3000-5000 for a 3-ton system replacement. Duct work during the summer can be very expensive. I have heard of guys charging $2000 a day to work in the attic during the summer. These are not dishonest companies, just guys that do not want to work in the attic on a 100+ degree day. If your system is in the attic, do it while it is cool. (Now) There are so many quality HVAC companies in Dallas. Quotes like yours are for people made of money. I read and heard of many 3-ton replacements last year in the $10,000 range. I can not imagine what caused the cost to be so high. A typical system can be installed in a day with 2 men. Labor and 2x markup is nowhere near $10,000. Even in Legacy, this is a high price. I am helping someone that was hosed last year with a 5-ton installation. He now has the state of Texas involved. He was hosed so bad, that his case was placed in front of 30 previous cases waiting for proscution. The sad thing is the company that did the hose job has a fair reputation. The installation was incomplete, yet he spent $6200 for a 5-ton replacement. The company tried to charge him an additional $2k for a 1/2 days work replacing a couple of ducts. His summer bills were over $1000 a month for a 2600 sqft house. Get multiple bids. I know of one wholesale installer that will replace a condenser for under $200 labor. (Last spring) This is very cheap for Dallas. This is less than I charged in the 1980's. If you intend to replace all three units at one time you should talk to this company in Austin. He manufacturers a system designed for Dallas and hot climates. His equipment is like commercial equipment, and is truly efficient. http://www.alliedenergysystems.com/thermal.html Replacement of lines depends on the requirements of the new equipment and not age or condition of the lines. Sometimes this is needed for maximum efficient operations. Any handy person can install new duct. The key to a good job, is to seal all joints and seal the insulation properly. Many installers use a mastic to guarantee the joints are sealed. For a very efficient duct system consider using foam spray insulation on the ducts. Installing a system requires a few tools. Guages, Vac pump, torch for silver solder, Volt-amp meter, and a few sheetmetal tools. Basic mechanic tools also. For legal service work you need a recovery machine. By law, you need a CFC certificate to buy freon, or systems. You are also required to have it to adjust freon. Most cities require a permit to replace HVAC equipment, but less than 20% of the residential work is permitted in the Dallas area. Now, for the good news. The state of Texas will issue you a voucher that allows you to purchase equipment for your house, if you have a cfc certificate. Kinda neat. If you have specific questions email me. I am in N. Comments (3)Go to the last bound off stitch you made. Pull out the end of the yarn if you have already woven it into the shawl and pull that end through the loop of the last stitch. Now you should be able to just gently pull on the end and all of it will unknit row by row. (Sometimes you need to pull the yarn through the second to last stitch too.) Comments (8)Hi again. The leaking toilet is from the late 50's by Richmond. The two closet bolts that are missing are located at the rear of the toilet. Are there replacement bolts for a toilet this old? The other two bolts look original. I cannot understand why that plumber I hired six months ago didn't replace the missing bolts and didn't fix the movement in the toilet. Shouldn't he have addressed these issues when he was here, since I told him about them? When a plumber comes to fix the currently leaking wax seal, what if he finds that the wood structure underneath is wet or rotted? There could have been a small leak that I didn't know about. Is it the plumber's job to replace rotted wood, or does that require hiring a builder/carpenter? If the wood is only damp, then can the plumber go ahead and replace the wax seal and set the toilet that same day without waiting for the wood to dry?
