Master bath and master closet conundrum

Hi all, I'm looking at doing a remodel of a master closet and bath that I just moved into housing for. It's a very cute bungalow on the lake and about 1700 ft with 3 to 4 beds, a wonderful master suite, and lots of great features. Closet space and storage isn't one of those features, but I'm struggling most with my master closet and my master bath remodel or reorganization situation. I'm thinking about putting freestanding closet in my bedroom or in my bathroom somewhere and using my master closet as a small office, and I'm not sure if it would be possible to put a full actual closet in the master bath once I completed a remodel also, any recommendations for what to do with that bathroom remodel would be greatly appreciated as I would like to get it done this spring. In order to get any advice you are going to have to provide a diagram of the bedroom, closet and bathroom including dimensions because it is not possible to figure out anything from your pictures.

Depending on the size of your bedroom you can frame a large closet along a wall in the bedroom. I grew up in an older home with typical small closets and my parents had large closets installed in front of the original small closets because the rooms were large enough so that taking away some "depth" was feasible.

Depending on the size of your current closet you could use space efficiently and a portion of the closet used as an office. Depends on your need as I have a very large space for my "office" and had custom installation but what I use as an "office" is very small because all I need is a small desk area; a place for an all-in-one printer/copier and a VERY small file because I only keep hard copies of stuff which requires hard copies like official stuff which requires originals like birth, death and marriage certificates; passports; car registration; mortgage; estate stuff and those can fit into a small portable file - everything else is either scanned or is on the web anyway like bank statements.

If the choice is small-small-small vs. large-large-none, I'd go with the latter. I did see a couple higher-end parade homes this year without tubs in the master, so that means you're not alone in seeing them as unnecessary. It might eliminate a few buyers from your list (I'd be one of them), but hopefully that would be offset by the attraction to the size of your shower and closet. You need to balance resale with the functionality you need. And you obviously value a large closet, so you should go that way so you'll be happy in your home.

In my last home my entire family room and kitchen were painted SW CG and my master bathroom was SW SS. BOTH looked very blue in that space. In my new home I had a bedroom done SWSS. In this space it looks very GREEN. Its a beautiful color but I had thought it would be more blue. These two colors are very much affected by light and by yellow light. It completely changes them. I did the master bath in this home in SW Tradewind and I love it! There are so many colors of similar character to go with. A really really pretty color is VALSPAR SEA SALT BLUE. I think you need to make sample boards and try them out and decide of you want more blue more green or more gray. Excuse the paper shades on the window but this is the Tradewind in my new bath. Sea Salt in last home Comfort gray in last home Sea Salt in this home Another color that was a big contender you may want to look at is SW Silver Strand.

Thanks for the feedback. I have spoken to a handful of agent friends who work in the area - there really is no consensus. Some are more old school and think number of bedrooms trumps all, while others are more in line with my thinking that my target buyer is the newlywed or newborn crowd. I could *technically* still list the house as four bedrooms as that basement bonus room has a closet and is adjacent to a bathroom. I also thought about just converting that into a master suite, but I think that adds a ton of livable space as a second living room for a relatively small house and 5 bedrooms would be overkill. The whole thing has raised another question - is having a large master with a big bathroom/closet going to be important to my target buyer? Sure, it would be nice, but there are two bathrooms upstairs right next to each other and I don’t see it being much of an inconvenience for a married couple.

Patricia Colwell Consulting ... Hope this helps clarify our project. Current door to bathroom is where "proposed linen closet" is. We're in "over 55" community in 2/2/2 home with limited storage. I have walk-in closets in both bedrooms & a 30x30" entry closet PERIOD.
