Kitchens Design Dilemma Remodeling

Kitchen Layout help.

Reposting as I accide tally deleted original. We are renovating our kitchen and I would like some opinions on alternate layout. It is a large but awkward space currently. Plan and photo for reference. Can't move any yellow highlighted walls. But I'm open to all other suggestions.

You can do anything you want, since there is plenty of room for everything, first an image of the current space, another of what you are not going to change, for example doors and windows, then another reference image to know your style tastes... …starting from there, start furnishing and on the first images that I upload, (3d images) you would already tell me if you like it or not for possible changes.

I’m not keen on your current cooking and washing up zone being on walkway. Would you consider this. I have made a section of the half wall full height behind stove, but kept it opp the outside wall

Seems to make sense to have a range instead of separate cooktop and ovens. In that third option, could you put the fridge where the 36 base and wall cab are by themselves and turn it so the door(s) open towards the range wall? Looks like you even have enough floor space to have a pull out pantry between the fridge and the wall ( have to have something there for door swing clearance anyway). That way if someone wants something from the fridge, they won't be opening it into where you are working. And if you went with a counter depth french door, the doors shouldn't encroach on the doorway much if at all. Then you could slide the range down to the right, get rid of the 12" base and wall cabs and have a nicer sized one to the right of the stove. If you wanted, you might be able to have a very shallow platter display cabinet on the side of the fridge that faces the DW, too. I guess that would depend on the width of the fridge.

:) I'll pile on and agree that it's going to be very nice but that you'll really appreciate compacting your actual work areas within all that space. One benefit will be getting the stove out of your dining area and up by your island so you can work between them. It's not what you asked, but since this is going to be your main (most used and most important) dining room, is it everything you want it to be? Is there another view, more sunshine, a cross breeze, wall for art--anything--you would want for it, or are those solid walls intended to edit the outdoors for privacy and view? Regarding what you did ask, I have a landing space next to the fridge on an inside wall opposite an island/L-counter like yours, and I always ignore it to set-pivot to set my stuff on the work island--42" away. Putting a landing area next to the refrigerator is traditional and not a bad idea in any kitchen, often used or not, but it's often not at all necessary. Imagine: You're making stuffed pork chops at the island and need celery and parsley from the fridge. You're standing at the fridge getting them out. Would you set them down next to the fridge, close the door, pick them up again, THEN turn and set them on the island? Go ahead and try it out, but the answer's going to be no. :) BTW, where do you think you will be chopping your parsley? By efficiently by the stove or on the island? When you do your step-back-pivot from the fridge, where are you going? I've been assuming the island, but you have lots of work counter by the stove. One thing about compacting the work area is that it should give stronger purpose to an island that might otherwise mostly serve to direct traffic away from the cooking area. Is there only one entry into the kitchen? If so (especially if so) in your case I'd put the narrow aisle between island and stove and widen the main trafficway. I have 35" counter-to-counter where I prep and love it. It works very well.

I would try another full height, shallow depth pantry cabinet, rotated 90 degrees to it backed into the other pantry cabinet. Same thing with shallow bookshelves and with angled corner shelves. Also maybe try two full height, single door pantry cabinets or slightly smaller full height pantry cabinets with wine bottle cubbies between them on one side of the ref. It's really hard to tell aisle and such from a perspective drawing - they can be really misleading. So take this will a little salt. It looks like you have about a three foot aisle between the fronts of the pantries and the peninsula. Even if you get a counter depth ref, it will still come out into the aisle about six inches including the doors and the handles. Plus another inch or two will go to adding decorative panels on the end of the peninsula cabinets and the countertop overhang. So you're aisle may turn out to be more like 28" there. Can the ref be maneuvered into or out of its place without removing the peninsula? Can you open the freezer completely? Are you ok with having to close the freezer door, walk by it and re-open to reach something on the other side?

Dear Kiwi13, You have an architectural floor plan. Contact the architect or builder (if this was a spec home) and ask them which direction the ceiling framing runs in the Family Room and Living Room. In most cases the first floor ceiling framing will be run in the direction of the shortest span. In English your first floor ceiling framing probably runs from front to the back of your home.Meaning you should be able to remove either wall once you confirm the ceiling framing direction. If you are like the majority of home owners and not going to keep a formal living room, because you just never use it. You may want to consider reconfiguring that whole area of your new home. So you can get the family room and kitchen you truly want and expect, and that new, different, easier, better life you hope this new home will deliver for you. Tons of possibilities if you reconfigure the family room, kitchen/breakfast room, and living room area, you may not want to take out a wall as much as move one. Keep a family room and kitchen which you want. And add an informal dining room (breakfast area is a little tight), office, study, library whatever you need? The kitchen you have now I believe is just too small for the size of this home and awkward. Like it doesn't belong to this home. I can’t imagine that the realtors wouldn’t help you answer this simple question, especially if this is all it will take to sell this home. Hope this has been helpful. Thanks Kate. My main concern with that is kitchen smells going up into the bedrooms.

I do have a nice view out the Windows too which makes washing up a little "Nicer" 😂 but I see where your coming from. It is quite a large space so it would be nice to open it up a bit more rather than crowding the walkway.

I made part of wall behind stove full height to accommodate range hood. What is the purpose of the half wall. Can u make full height and add skylight to hall?

I would be tempted to fill in the half height wall entirely, possible with a highlight window near the top of the wall to light the corridor.

It would make the bedrooms quieter and less smelly, give more options for the kitchen layout and enhance the dramatic look of the high, sloping ceiling.

i would also fill in the hallway wall (at least up to the kitchen ceiling height and have a highlight window ...or solar skylights in the hallway...add a cavity sliding door to separate kitchen smell and noise from bedrooms) the dimensions are not clear but subject to confirmation my suggestion includes a cooking zone with bench space for appliances, keep the fridge and sink on the view wall, add surplus space to the laundry with another cavity slider for more hidden storage and consider a central island
