Window units for industrial space

Hi all-

I have a photography studio in Los Angeles that desperately needs AC.

Space is:

7000sf, divided into two spaces.

North facing,

Concrete construction

11' ceilings

Second floor,

Windows on 3 sides.

While I know Mini Splits with heat pumps would be ideal (and costly!), I'm considering multiple 220v 25k BTU window units like THIS. (Koldfront 25,000 btu) Rated to cool 1500sf, and heat approx 700sf.

I'm thinking 3x units (75k total) in the front space (more solar exposure), and 2x (50K total in the rear space, which tends to be cooler overall, as it has only 2 sides of windows and much less solar exposure.

For reference, we are currently running 3x 14k (42k total) BTU commercial portable units in the front space, and they're working full time to keep the place semi-comfortable.

I'd appreciate any input from HVAC pros if I'm insane to even try this.

Karateguy: Here is a picture showing the spacing of the insulated glass on the slider. The spacing of the glass is the same for the double hungs. Let me know if you need any specific pics and I'll take more. Thanks for your help.

That area is inherently leaky in sliders in general. That said, the TI product does not have great air infiltration ratings in comparison with the top performing lines, so that should be kept in mind. Adding weatherstripping tabs at those corners or addressing where weatherstripping may have been missed or cut short is not unprofessional at all, and is about the only way that you will be able to improve the situation assuming that the unit is installed square. Many manufacturers will even send out "service" kits with exactly that to address those issues.

If the thru the wall unit is rated for 20A, then yes, use the existing 12/2 wire for 240V. Simply take out the 1 pole breaker and replace it with a 2 Pole breaker, making sure the new double breaker is attached to different legs in the panel. If you don't know how to do this, check a wiring book. Then attach the black wire to one breaker of the pair, and the white wire to the other breaker. Place some black electrical tape on the white wire at the panel and the new unit. If the new unit is 15A, then use a 2 Pole 15A breaker. If the new unit is rated at 25A or more, you will need to rewire as well as bigger breakers, assuming you now have 12/2.

The great thing is that a house can have nice big windows and still be well-insulated because of improvements in window design and, more importantly, glass technology. On the flip side, one must be careful to select windows with the appropriate thermal characteristics that consider the location of the house and positions of the windows. One can turn a well-insulated house into a furnace by installing south- or west-facing windows that don't handle solar heat gain properly. I've read that super-efficient houses in even cold climates can become overheated by their west-facing windows.
