Thanks for the input Budge1 -- the 5 x 10 does not include the knee wall BUT there is limited clearance because of the roofline (it's a loft) so we can't put a toilet or sink against that wall---code requires 7' headroom and that is not available until you get to the "center" of the 5x10 room. Right now the layout is configured with the bathtub running on the e wall---about a foot in from the window that is on the "outside" of the bathroom-- problem is, the sink and toilet have been placed on the w wall opposite the tub and that pushes out to 6+ feet so it sticks out beyond the window. Thanks for the link, I'll check it out!

Oh, sorry, Marcolo, I thought you'd seen my table before. There's no leg. Just a couple of strong folding brackets. It is supposed to be able to support more than a hundred pounds of pressure or something. I can't remember for sure, but my cabinetmaker said I could roll dough (i.e., lean hard) on it if I wanted (I'd rather not for other reasons, but I could). I don't know if this is a good application for stone, but you could easily do the counter extension from wood, metal wrapped wood, or even formica if that suits. This plan does give up a little storage by the sink, and keeping the sink centered on the window requires either the smaller DW or a blind corner, but you gain all the pantry space above and below the oven, as well as where the old oven was. By not remodelling the structure you also gain money to put into better slimmer appliances. I have a new full sized DW, but I swear it doesn't actually fit that many dishes because of the way it's laid out and how it works. An 18" Miele might hold just as much or more. I didn't want to get into details in putting this sketch in, since they can get in the way of imagination. One thing you can do to maximize storage is to have a run of short upper uppers that go round the room, with some decorative brackets or corbels to "support" the places where there aren't wall cabinets under. You could have the hood over the window go up just to the cabinet as its support as well. On the wall where the table is pictured, you could put art, beadboard, shelves/cupboard above head height, or even standard uppers if you don't want to be sitting back to the wall. The kind of table I've shown doesn't even need the castors unless you want it topped with stone to match counters. It should be light enough to just lift. Though the castors allow you to move it while lunch is already set out. Here is the picture of the table side of my island. The stone overhangs the table by 6". When the table is folded flat it's entirely underneath the overhang. I think it's about 3" thick folded. No more than 4". You can just see the bottom of the bracket on the right side, against the side of the island. These brackets do have a diagonal brace. I can find out more about the hardware and take a picture of the underside if you're interested.

You guys are awesome! I tried to incorporate everyone suggestions (because they were all great!) and this is what I've come up with. Since I'm not sure which of the kitchen walls are load bearing, both designs incorporate the possible need for a beam to extend down, which is fine. LAYOUT A: large pass-through looking into the living room and the doorway to the kitchen has been expanded. Basement stairs and corner coat closet have also been removed and the doorway into the addition has been widened. Hoping the outer facing cabinets around the beam can act as a place to put keys and bags, otherwise, we have no entryway. Concern: I'm a messy cook and with that being said, I'm questioning whether the stove should be below the pass-through because I'm envisioning grease splattering and sauce flying into my living room. LAYOUT B: The same as layout A but with a smaller pass-through that begins after the stove. My concern for this is despite the pass-through being just shy of 5ft wide, based on this mock-up, it doesn't look like it does much to open the room. Would this be a waste of money to even bother with? Here's a loose floorplan of both A and B. What are your thoughts? The fridge jams me up a bit because it seemed too bulky near the kitchen entrance and moving it towards the addition opening made it too crammed again.

as the floor plan and measurements of all furniture are not clear it is hard to offer solutions to your dilemma...however there have been many discussions like this and many of them involve setting the bed lengthwise along the wall...without any problem..which leaves more room for most of the other needs..like seating by the window ...even a second chair for visitors...and a small dining table w/ easy seating if that is needed...i would definitely return the oversized chair...for smaller ones and begin collecting colorful accessories..such as comfy decorative pillows...and throws where needed...next the walls can add lots of room for pictures of family ...or times of fond memories..if they will allow painting ..it helps to add colors she loves to at least one wall...if you are not creative find someone who is...to help you...this is the sort of thing that needs to be made cozy and homey more than “decorated”
