Comments (8)Shingle choice is easy. Choose a blended color and choose an architectural shingle. A strip shingle, or 3 tab will cost a few pennies less and look a few dollars short on appearance. Ventilation. That's more of a critical decision. Ventilation to roofing is what primer is to painting. And y'all know how I feel about primer. :) Ventilation is what prolongs the life of your roofing shingles and cools the attic in summer to prevent a hot ceiling and most important of all, vents out the warm humid air in winter which causes the most damage. Ridge vent has proven time and time again to be the most effective roof ventilation available. Of course no ventilation is adequate without soffit intake. Air Vent Shingle Vent II has a very informative website. Study it before choosing an alternate vent source. Power Roof vents are sometimes used when the ridge doesn't provide at least 10 feet of ridge ventilation. That is the minimum required for adequate ridge exhaust. A power roof vent also requires adequate intake at the soffits to provide upflow to the fan exhaust area. Without soffit venting, the Power Roof Vent will remove heated or cooled air from the living area. Not a good energy conservation affect there. Gable End vents are a thing of the past. Most gable vents on newer homes are blanks, used for decor only. Gable end vents mostly transfer the hot air from side to side of the roof, leaving the hot and moist air at the ceiling area, causing damage in the long run. If you have open gable vents, they must be closed off from inside when installing soffit and ridge vent systems. Turbine vents, whirly birds are for barns. :) They are very ineffective when used to vent a lived in space that produces moisture and heat. Soffit vents are the best way to provide intake for all vents. If soffit vents are not possible or practical, then Drip Edge vent is the solution. Intake vents should provide airflow up the entire roof deck (bathe it with fresh air)and then escape at the exhaust ridge or Power Vent. http://www.airvent.com/homeowner/products/intake-ventedDE.shtml Static Roof vents or pots are obsolete. Tear off or re-roof. If you can afford a tear-off, it's the way to go. Uncovering the deck for inspection and replacement of bad sheets is always a good thing. Use OSB (Oriented Strand Board)when replacing roof decking. It's stronger than plywood. When uncovered, you'll be able to install Ice and Water Shield to the eave edges, valleys, chimney protrusions, vent pipe protrusions, etc. Ice & Water Shield also prevents leaks caused by ice and water backup. Back up will be minimal with a properly vented roof, however it does happen in the winters up north, even when vented properly. If I can help you more, please ask. Comments (62)I almost forgot about the roof shingles being two different types and colors! What is being done about that?? Did they just go over the original shingles or take off and prep the area? Do you have gutters? If so do you have any leaf prevention added to the gutters? I'd check them out. Why am I asking? Just before I bought my own house, the roof had been replaced and I did not know it at the time, but there were several downspouts that were clogged that had caused water backups in the yard and water leaks in the house. When we got around to sleuthing what was really happening, (after repeated gutter "solutions" with various degrees of success) we discovered what the REAL problem was ....wait, you guessed it...old shingles were stuffed in the center of the downspouts!!! Don't let something like that happen to you! For yours, since there was apparently not supervision for them to put the correct shingles on your house, and for them not to notice, and to throw trash off your roof or at least pile up the trash all over and not clean up like their website states, find out what else might have been overlooked or rushed. They obviously need to redo the roof to all be one color and the actual color and type of shingle you specify. You need to have some serious meetings with your GC and this company and even see if they will be the ones to redo the work or not. Or maybe they would be fine with proper supervision, as is so often the case. And of course all of that correction, and supervision, will be on someones else's dime and not yours. The tree is still another matter and will need some very serious compensation or someone might be buying a new mature tree for you. I also had a devastating loss regarding a mature tree that was the pride of my backyard that unfortunately I had not realized the twisted branches that covered 1/3 of my park like backyard, was coming from the sister tree across the fence and on my neighbor's property and not my own. So when they unceremoniously chopped down their side of the sister 40 year old healthy Live Oak (the two tallest in the neighborhood), I was absolutely devastated. The branches were so intertwined I had no idea the tree I loved was half from the neighbors. I lost so much shade and privacy. So at least yours is clearly on your own property so I would fight that as strongly as you can. Comments (6)Pictures of the damage, and an outside shot of the roof line may help. It's nearly impossible to diagnose from an explanation, and roof leaks are sometimes difficult to diagnose even when on the site. Just because the roof materials are newer, does not mean they were installed correctly. Having a patched roof on a newer installation leads me to believe the materials were not installed correctly to begin with. You are assuming it's a roof leak or maybe a gutter leak. Does this structure by chance have the air handler in the attic? If so, it could be a condensate line/drain/pan problem. Comments (76)I don't quite see the gray area here - who could ever predict that a roofer would be so unprofessional? Especially one that was recommended and had been to the house before to repair a leak. As others have pointed out they should have arranged for a dumpster on day one and then used it for the debris. Their behavior was irresponsible and negligent - they destroyed landscaping, clogged and crushed downspouts, failed to clean up properly and then tried to pull a fast one with the latest leak. I've had 3 different roofers on 2 homes and never had to deal with anything like this. The last company that did my roof was fantastic and I've recommended them to others who have had the same positive experience. I'm so sorry that this is still continuing and can only imagine how disheartened you must feel.
