Replacement Windows - Renewal by Andersen

We are moving into a townhome and wanted to consider replacing all the windows and rear 2 panel door. We just got a quote from Renewal by Andersen, $87,444 but with all the savings...$57,593. First, I really don't think Andersen needs to play this game...high MSRP and then show discounts.

But wanted to get your views?

Reasonable vs. Run? Any thoughts on the quality vs. other options on market.

We have owned many homes and have always had issues with windows...hoping to make the right decision this time :). Others being considered Okna, Pella, and Marvin.

Its totally normal for a company to give you a price and then magically give you a $30,000 discount if you sign today, especially if you allow them to call the manager and then use your home as the ” model home ”. Totally normal. In fact, if you let them put a sign on your lawn they may reduce the cost by another $5000. Your salesman is a super nice guy, is he a priest or a rabbi on the weekends? ( sarcasm )

Depending on where you are located, okna may be available. I am not a fan of pella at all.

Did not ask to sign today...but it is their monthly discount and changes all the time :). Maybe I can put a wrap in the car for $10k off?

I'm not sure on the price comparison, but Anderson owns a company named Eagle, and I think it is Anderson's "luxury home" product line. However, we've had clients request pricing from Anderson in the past, and we didn't notice a big difference. However, this was only on a few occasions in the past 5 years, so things may have changed. Eagle, Kolbe and Marvin all build fairly comparable products in their upper-end product lines. Unless I'm mistaken, they all utilize extruded aluminum in their construction. This differs substantially from Anderson's vinyl extrusion and Pella's roll-formed aluminum. Remember, this cladding material is designed to protect the wood beneath it and is therefore very important. It is my opinion that unless it is extruded aluminum and using proper extrusion joinery, you'd be better off with an all wood window and keeping up on the maintenance.

I'm in the mid-Atlantic. I understand the recommendations, and I really don't want any color at all, and the house is on a shady lot with lots of blinds. My main concern is winter cold with the existing windows. The Renewals are breathlessly expensive! (I have 4 windows ~8 ft wide and 4 more that are ~6 ft. wide.) In 2001 they installed two sliding patio doors and a large awning kitchen window, and I've been very satisfied. But I would like to have a bit of price reduction and so was wondering about what that might be.

I think that it will look unfinished to have 2 different color windows especially on the same side of the house. Maybe you can trick the eye and paint the thick trim around your entry windows black and paint the current dark area (below the windows) a different color? Not sure, I would take a good picture, photo shop it/or just edit your picture and see if it helps...you still might need new black ones there too to achieve a cohesive look. What's your plan for the black shutters? We just put Andersen 400 black windows up, love them.

@Kathleen, if you could post a picture of the home and note the locations it would be helpful. I agree with the sentiment that uniformity is best (both product and install type), however replacing all of the windows in your home just to match one that you no longer prefer doesn't make a ton of sense either... There are ways to minimize differences in appearance from the exterior, but it also depends if these are right next to each other (or across the wall), size differences, etc. @Ron, you had the full frame of your old window removed and replaced with a new window of the same size, but without a nail fin and the subsequent flashing/sealing practices that are normally associated with a new construction/full frame installation. This is not preferred by most, however its also not without precedent and is generally accepted. I believe that Pella in particular refers to it as their "express" installation. Basically they took a window designed for replacement (3 1/4" frame depth and no nail fin) and installed to replace the full frame. There is a lot of gray area between the basic terms "pocket" and "full frame", and this falls within that. Closer to a full frame by definition, but again, without some of the added layers that are most often implied with that verbiage.

One issue is that you are looking at "Renewal by Andersen", not "Andersen". Andersen is a manufacturer of windows and doors while Renewal by Andersen is a franchise business. It is only as good as the franchise owner makes it, and only as good as the franchise owner's expertise in windows installation. You would do much better to find an Andersen windows installer, not a franchisee.

I wouldn't read toooo much into the pricing games, there is a fine line between trying to make the phone ring with attractive promotions and going overboard with it. The day that people stop calling for the BOGO special or 40% off is the day that companies will stop running them. Personally I prefer a more modest and transparent discount structure, but it is what it is.

At the end of the day, the vast majority of companies in this industry never sell at retail. That number has questionable value as such, so I'd focus on whether or not the proposed price is of value to you.

Regarding product, you have a wide variety of option that you mentioned, you might consider narrowing them down by your project goals. The Marvin and RBA options are pretty and well made, but not killer performers. The Okna is on another planet in terms of thermal and structural performance if that is more important to you, but a vinyl window won't look as rich as wood (if you are considering wood). Okna's Starmark composite is the best of both worlds if you have that available to you.

The andersen wood window is ok i guess as long as its the 400 woodwrite but they are a pain to tilt in to clean and if you dont maintain them, you will have operational issues.

The Okna is a nice window.

Renewal by Andersen controls the franchisees, and they are ultimately responsible for the conduct of their franchisees. The behavior and ridiculous pricing (and inevitable price gaming) is taught by Andersen corporate.

Sales practices aside, I'd compare the "value" of that window, at its "sale price" against others. Ask them if they can make it in triple pane.
