I would think it would depend just a little on the age and condition of the W/D. I am leaving mine- they are old and beginning to have tiny problems, and I don't want to go to the trouble of dragging them cross country only to replace them in a year. The couple buying our house are first timers trying to get in as cheaply as possibly and the presence of a W/D was a big factor for them. And I needed to sell fast, so if leaving them made my home even 1% more desirable then that's what I was going to do. If your set is newer, fancy, or in super good condition keep them. Otherwise I'd just buy myself a nice new set for the new home.

One trick is to look for manufacturer tags. Ashley and Coaster furniture usually hide stickers under cushions or under the couch. Both companies are large enough you can google something like 7500338 sofa (if you found that number ) and probably get information on it. Probably works for other companies as well. Now don't trust ANYTHING any home stager tells you. Inspect the soft items for bugs, especially bed bugs (yes, in sofas) from the home they were in before or whatever. The local home stagers are always a bit cheap when they come in my place of work and will ask about our warranty failures or returns.

Ditto on recliner. the room will feel larger. And stash the sofa throw and one or two of the pillows. You're looking good!

I'd be more inclined to remove the sofa that is in front of the door (along with the plant stand at the end), and then move the recliner to roughly where the now-removed plant stand is.

The sofa in front of the door seems to block the flow to me, and I'm weird and that bugs me. :)

Assuming the dog by the front door is a statue, he needs to go too. If he's real, then keep him. LOL.

However I agree with everyone else that the house looks clean and in general shows well. You should be fine.

I'd get rid of most of the sofa pillows and the throw. And I agree with no recliner. Those tend to be much larger visually than they may be physically and just overwhelm their surroundings. Plus, if a buyer doesn't like recliners in general (I'm one of them) it may have an unconscious negative effect, that is, your house would be remembered as "the one with the recliner."

If you can move bulky recliner. It brings clatter to room. Less décor is better look.

I do not find the pillows or the throw to be too much. The throw ties in with the vase on the coffee table. I agree that you should remove the recliner. Would it work to place the sofa that is partly in front of the entrance to face the t.v.? This would give you an L shape. You have a lovely, neat and tidy home.

Empty bare space makes rooms look larger.

Take down most of the wall art. I love that you have a lot but it looks cluttered and the pieces seem unusually placed. Definitely no art below the stairs, only one piece going up the stairs, nix the one to the right of the the TV, nix the one between the two tall window with the drapes.

Consider taking the TV out and hanging art there instead.

Get rid the little corner cabinet at the bottom of the stairs.

Get rid of the recliner.

Get rid of the dog statue.

Put away everything on the kitchen counters (toaster, coffee maker, paper towels, dry good storage canisters, the tchotchkes to the left of the stove. and move a plant in there.)

Get rid of the not-matching barstool with the back, leave only the matching ones.

Empty everything off the bottom layer of the coffee table. 1 plant above the microwave and put the other stuff away.

I would take down all the drapes, high-end houses are often shown without any window treatments to let in as much light as possible and make the space look bigger.

Love the plants! And your neutral color scheme will do well.

If I were going to live in it, I'd want to keep the recliner, but I agree that I'd take it out "for showing". It is pretty bulky.

I don't over-love the yellow color on the front door.

I wouldn't do anything else.

I'm not a pro and no one else mentioned it, but I would move the sofa currently in front of the door to where the recliner is and make the two sofas to be an "L" shape. I like a more open feel. Remove the recliner out of the room. Even if you did not make any of the changes listed above, it is a very nice room.

Prospects don't care as much about your decorating skills as they do about the amount of square footage they're buying. To impress with spaciousness you'll need to pare down a lot, so it shows well as a large, roomy home. Prospects want to believe they're getting good, useful square footage, so the more floor they can see the better the impression.

REMOVE:

Recliner (eats sq ft & too bulky)

Pedestal table (eating sq ft and too Victorian for here)

Coffee table & end table/plants by TV (eating sq ft & crowded)

Clock and all other items hanging with it (reads as clutter)

Sign over the slider or French door (reads as clutter)

Cabinet right of the slider/French door (reads as clutter; crowds drapes & bulks up corner)

Cornered cabinet and photos at the foot of the stairs (eating sq ft & makes stairs feel tight)

The picture above that cabinet that is behind the door (overload of pictures)

All personal photos (personal items that reference you/yours, instead of them/theirs)

Rug (too small, too shaggy and hiding the feeling of expansive flooring)

DO THIS:

Place the two sofa's in an "L" with one facing TV. Adjust sofas after removing extra end table.

Use one end table & a taller lamp where sofas corner (table & lamp to reach 58-62" above floor.)

Put the fern in the black pot on the island.

The art between the drapes might look better instead of the one right of the fridge.

I think removing too much furniture can backfire because many people have poor spacial skills and think normal amounts of furniture don't fit.

I would remove the sofa that is blocking entry and also remove the leather recliner. I would float just one sofa facing the tv wall, and bring in two (2) - smaller-scale chairs - for in front of the windows.

The overall look is very pleasant and very welcoming, imo. I maybe might remove one piece of furniture in the living room (perhaps the sofa near the door); but I don’t know. Frankly, this is a very nice home, as is. Keep it this neat and clean and you’re golden. Good luck to you!

100% agree with Palimpsest. Many of my friends are realtors and the stories they tell...

There is a balance between overstuffed and too bare. It's hard for many of us to analyze our own homes, and if you're not selling then who cares as long as the occupants are happy. 😊

One of my friends was telling me about showing her buyers an empty house that she thought was perfect for them, but they didn't believe the rooms were big enough for furniture. She carries a tape measure and had to prove it to them. 😆

You have a lovely home. The recliner is large and you could remove it. However, I do not think anything is necessary as it looks warm and inviting.

It also difficult to tell from photos what the space feels like.
