Comments (27)Got it, thanks! I think you're then left with a usable kitchen that roughly 13' x 13' if you expand cabinetry on the slider wall. I definitely would relocate the refrigerator down to the end of wall B so it's not as close to the stairs to DR. The L peninsula will provide extra cabinets and seating. The J (squared off peninsula) would be better if you end the J roughly where the current island ends. I prefer the J to the L as that would allow conversational flow with wrap around seating if you do a 90 degree. Since you have the room, I'll toss out a 3rd option that I'd really prefer: consider a circular seating area on the long leg and not placing chairs on the return. If you add a window on the sink side you won't have a lot of uppers, if you want any. It looks like you may be able to add one upper there. Would you consider an island cooktop with DO? If so, the ovens next to the RF would allow you to have a complete run of uppers on the DR wall side and uninterrupted counters underneath....See MoreSuggestions for kitchen remodel...removing old bar island.
Comments (1)One-level islands have many advantages to a two-tiered ones. People will want to see a rough sketch of the adjoining rooms, hallways, closets, widows and doors before they address some of your questions. It can be hand-drawn to give a sense of how the rooms relate to each other and walk patterns. A diagram of the kitchen and dining area with dimensions will also give you better answers and help. Comments (15)Actually a bit of an update on this. We went to a bunch of showhomes on the weekend. A couple of thoughts. 1. The 48" between the stove counter and island is overkill for us. We could live with 42" but i think we will be at 44". 2. I was so adamant about a 15" overhang as per all the websites but we found 12" is perfectly fine for a counter height island overhang. We may go 13" or 14" tops. 3. I am a little worried about the length of our island. The counter will actually be 86 3/4" with a 1 inch overhang contrary to my plan. The side of the island is 32" from the kitchen table. Not ideal but not terrible either. BUT if we go for a smaller width cabinet next to the sink (say 21" or even 18") then i worry the island won't look symmetrical. ARGH. 4. I feel the depth at 56" is too big. I liked the 48" depth and could live with 50" or 52". 5. The cabinet place suggested back to back cabinets so a depth of 24" cabinet + 12" cabinet + 12" overhang = 49" countertop depth or perhaps 24" + 16" + 12" overhang = 53" countertop depth or 24" + 12" + 14" = 51" countertop depth. 6. On the side of the island, do i go with a 1" overhang or 0.5" overhang? Any additional thoughts would be greatly appreciated....See MoreI just closed on this house today. Comments (36)Hello! Congratulations on closing on your home! A few things: 1. We love the idea of hanging updated pendants over the island to replace the existing. Something to think about - instead of doing 3 mini pendants (depending on the length of your island) have you thought about two oversized pendants? It gives the space a fresh new look! 2. Wall Paint Color - one of our designers moved into a home a year ago where all the rooms are painted Repose Gray. She personally hates it and says that the shade makes her feel like her house is dirty 100% of the time because it is a muddied light gray. She thinks it is a very drab and cold color and she does not have a lot of natural light or windows in her home - which she feels makes it worse. We would recommend instead a light neutral shade of green or blue if you are open to it. We love Benjamin Moore Sea Salt & Quiet Moments right now. If you must keep it neutral (white, gray, taupe) Sherwin Williams Alpaca is a beautiful warm white gray tone. We are also loving Sherwin Williams Sanctuary at the moment - it is a cozy and soft warm white. 3. Mantle - is it the wood stain you aren't loving about it or the look/shape/style in general? If it is the wood stain we would recommend painting it white to match the bookshelves. 4. Built In Shelves are not easy to remove, but can totally change the look of a space when properly staged. Consider looking around on Pinterest and Houzz for examples of staged bookshelving. You can also incorporate family photos in picture frames if you like that sort of thing. We often stage clients shelving units with a mixture of books, vases, florals, personal items, and other accessories.
