Hi Annie, Remodelfl and Rhome! Annie, Sorry to confuse you by not having the appliances drawn correctly yet. I just had the architect flip the island just to get a visual without spending time on planning where functional things should be. But I'm with you, I love the idea of facing the view when I prep but because it's open to the living room, I was concerned about seeing the side of the island too. Funny you gave me that suggestion (and thanks for taking the time to post the pic) because when she heard I love booths, she suggested the island facing south with a big booth connected to it facing the view. The ideas seem similar. It partially solved the problem of looking at the side of the island because you were just seeing one big mass, but there were a couple of things that concerned me. I was mainly worried that it would be too much of a reach for me to try to clean the far side of the island on a daily basis without walking around. To create a separation from the living area, you'll see she also drew a big buffet that would also help to create a visual barrier like an island facing the living room, I supposed. But it would still be low so I'm not sure if that works in practice? I think the buffet would be fantastic to serve on when having a dinner party. My concern was that with the south side of the island taken up by the booth and the buffet on the side, then everyone would be squeezed between the buffet and island if they wanted to talk to me. That isn't a bad thing, but I was thinking, and please tell me if my thinking is wrong, if I'm going to have the very open plan, creating little aisles and things to have to walk around and not having big open places for guests to stand seemed to defeat the purpose. Am I wrong on this? I Here is the pic of that idea. Hi Remodelfla, Great question. This house will be in northern CA so we will be able to be outside a lot of the time. I'll tell you what outdoor areas we have to see what you think. That porch you see at the end of the living room is a screened in porch that can be accessed next to the fireplace. I was thinking that location was good because it's blocked by the fireplace and it's central to the living area and bedroom. I can see hanging out there quite a bit. But, your point about how far to take things is excellent. The other spots, so far... we have a big entry courtyard and I picture having some furniture there because it's very windy where we are and sometimes it might be nice to be outside but protected. I like how we will be able to peak througn the front door and out the back entrance to see some view too. All the doors aren't drawn in yet. And then we currently have a screened in porch left of the entry door on the south side. I'm thinking we don't need two screened porches and we can just make that an outdoor area with the grill. There is a door to get there from the kitchen at the bottom of the page. Does it seem better knowing we'll have multiple spots now? Rhome, thanks! When you say keeping tasks separate, I'm interpreting that to mean you think it's okay to have the short side of the island facing the living room so it's not as a part of the main room. That is a relief. To the right of the kitchen is the dining and living room. To the left of the kitchen is an outdoor space. I'm also soooo glad you commented on which side to have the cooktop in relation to the cleanup sink. I've been spending weeks and weeks trying to go through this in my head to decide which is most beneficial (currently my cleanup sink is not near either ... don't get me started!). I was never quite sure but I was starting to think exactly what you advised. A friend told me you have a great kitchen and fantastic organizational sense so to know that you wish yours was oriented differently carries a lot of weight. I had actually looked up your kitchen and saw your cooktop wasn't on the long side of your island so I thought, oh, I guess it doesn't matter! :) So thanks for mentioning that.

Thanks for the great feedback so far! Keep it coming!! The original island was 8'x3'8'. The new version is 4'6x8'. It was initially supposed to be a workspace/table combo, but I realized to Lisa's point that it will really be only used as a table if we keep it like that. I also had the concerns about more appliances than storage, and that's part of why I started modifying the island. If we were to use the architect's design as is, we would add an additional workspace, much like you did. That led me to want to move the dining area to the nook and use the island as a work station w/ more storage. There are only 2 of us for now, but with house guests and entertaining, we would want to be able to seat 4-5 regularly and 6+ for special occasions. You make a good point about the limited side seating, so we will remove it. I'm glad you all pointed out the issue with the dinnerware being so far from the dishwasher. My concern is that if we move the sink/DW back to the corner, there's not really any more storage over there, and then the sink is really far from the fridge. We could put the dinnerware and glassware in the uppers over the DW in my layout to resolve the issue, and then would just need a place for the flatware - either over the tupperware or back in the corner by the ovens. I could also probably get 18-20" of drawers next to the DW if I cut the tupperware/wraps drawers in half and take the extra 6" from the drawers on the other end (which would also put more counter space between the sink and ovens). OR the dinnerware/flatware could go in the drawers on the end of the island. So let's assume we can solve the storage location issue - would you still move the sink? (I don't think we could do a second sink because of the costs, so let's assume only 1.) How does the pantry on the left allow more space for the fridge doors? We would have french doors on the fridge, so I assumed it wouldn't matter which side. I actually wanted the left originally so I could put stuff from the fridge directly on the counter to the right, but since the laundry and pantry are paneled it looks better to flank the fridge with them. I guess if we kept all cabs the same color, it wouldn't matter as much. We put the fridge and pantry at the same depth as the laundry for 3 reasons: 1. a 36" deep fridge would look built-in without built-in prices 2. deeper pantry = more storage and 3. if we put the "tall things" in a contrasting color to the other cabinets, we would want them all flush so they form a wall. We haven't seen the ovens under the counter in person. We are planning on using the new Bosch swing door ovens, so hopefully that helps with some of the bending issues (only down vs. down and over). It does mean that we would want 30" clearance on either side, though, for the door to swing out. There is also a chance we may not be able to use both ovens because we only have 100 AMPs and it would be very $$$ to upgrade, so we could reduce to a double wall oven or just a single. I'm not a huge fan of the double wall oven because it seems like the top oven is too high to easily see and reach inside. However, I don't have personal experience using them so maybe it's not really an issue? I know you said you did not want to switch rooms; but since you like the look of the sink in the bay (the outside views are awesome), it may be worth exploring. If your DH is like mine, change is hard, but he comes around eventually. Perhaps posting another thread that asks people to weigh in on the two kitchen locations with a mock layout for each might get DH to consider the possibility if he can read what others have to say concerning the positives and negatives of each kitchen location. Many people are remodeling to get a larger kitchen space by eliminating two sit-down eating spaces in their homes. Thus, If you switch the rooms, I do not think you would have to “stage” a formal dining room if the time comes to sell. The larger, well designed kitchen would be a major selling point. Keeping the kitchen in its current location does not gain you a whole lot more space for the kitchen because of the traffic patterns; moving the kitchen to the dining area gains you much more kitchen space. You gain the space for family friendly island seating, and the kitchen does not have to be in a location that “fights” with the traffic patterns of your home. The generous dining space combined with the larger kitchen space would be awesome to entertain in. One negative would be carrying groceries a tad farther but not a whole lot more. ;

Great, thanks! I would use a round table that can extend to oval when you have company in the dining area, right over near the kitchen. One chair backing into the corner, rather than a chair with its back to the kitchen door. The desk can stay right where you have it in this photo. Sofa on the wall with the windows with a side table at each end. Two chairs across from it with a table between them. I sketched a pic but can't post comments on my phone, boo :(
