Royal Sunset is a wonderful rose. Fragrant, disease-resistant and vigorous. I planted one on a trellis in the shade to climb about 10 feet up to a sunny deck, and sold the house 6 years later. It was all over the deck rails and I'd had to trim it back to control it the last 3 years I lived there. (This was in the Bay Area, zone 9, foggy summers.) May I add a suggestion for Buff Beauty? This is a semi-older rose. :) Also climbs or can be pruned into a shrub. Fragrant, disease-resistant, extremely easy to grow. Pale apricot. Looks gorgeous in the vase with darker apricots and blends. This one, I replanted when I moved to Portland, OR, and it is starting to fill in on the fence. Portland has a shorter growing season with winter dieback, so it hasn't filled in as fast, but it's doing fine. Both of these are VERY fragrant, by the way. I basically don't spray and am a very inconsistent gardener, so if it can live through me it can probably live through most people on this forum. -Greta

Stush, trust me on this one, It's an Agave Joe hoax. Looks exactly like hoovb and Denise's , I'll tell you a secret too stush on how I got them , I actually had to do a little detective work to catch this guy, I had to make a few phone calls and finally got permission to remove the pups which were all removed with roots, ( that's a big plus,). I tried to give them something in Exchange but they insisted they don't want to add anything to their collection right now cause they don't have the time, (bummer.) And if I see any other plants growing feel free to help myself. Wow!!! Kinda like a blank check. I was very thankful and cleaned up the area also I was so appreciative. He actually rents that house out and doesn't even live in it that's why I had to make phone calls but my persistence paid off. Stush, those are very expensive agave's on the streets, and in the stores I've seen them in and their not aS common as most others, just happy to be able to help with the clean up around the hens and snatch up the chicks in the process. Just wanted to post a happy ending update. Shortly after this thread ended, and my new pic were up, we did lower the asking price for sale and rent. Within a week we had 5 more showings for purchase(no offers) but a very qualified renter applied to rent. Unlike my previous tennants who had a very good job, low credit score, BUT always paid their rent on time.. this couple has an excellent income, good credit score and excellent references. They had always owned a home, but were transferred 18 months ago, were planning on it being temporary, so rented. The home they have been renting in Michigan is now up for sale, and I looked at the pictures and they have lovely furnishings, that will fit perfect in my home. I'm very confident it will make the next time I list my home much easier. I have stipulated in our contract a longer 'right to show' clause.. previously 60 days, now 90 days. They stated they might be interested in purchasing at a later date, but are unsure about a future transfer at this point. I would have rather sold the home, but at least we have rental income again- the same amount as I had previoulsy been receiving. And we roll the dice and hope there isn't any further decline in the housing market in the next year or two.. I do always learn by my mistakes! Next time I will insist on better pictures from the start.. besides that.. my realtor really did an excellent job for me, in keeping me well informed of any and all feedback and following up with people frequently. I know those things should just be expected.. but not so much so with my last realtor.. I would definately use her again..just not have her take the pictures!.. and she was very ok with that.

Aisles...42" will only "work" for a year or two, at best. By then, there will be more than one of you working in the Kitchen at the same time -- you + one or two children. Unless you plan to remodel again in the next the couple of years. Cheri, they key in your situation was that you had to make do with what you had -- a small Kitchen with many doors. And even you admitted there were issues ("inconveniences"). Forever Now doesn't have those constraints -- her Kitchen is actually at least a medium size Kitchen and she doesn't have as many doors, so deliberately planning a Kitchen with issues when it's not needed doesn't make sense. I would not do less than 48" b/w the island and perimeter -- especially since the DW situation will not be ideal. Keep a wide enough aisle to not only work around the DW but also to allow more than one person to work in the Kitchen at the same time -- it's really a one-aisle Kitchen, so that needs to be accounted for as well. My recommendation is to: Move the island toward the window by 3" or so -- as you said, there won't be much traffic there and, besides, 33" is around the width of a standard interior doorway. Granted, a doorway is only a few inches thick, but I think it will still work, assuming the windows aren't an issue b/c they appear to open inward. Reduce the island's length by at least 2" -- that would still give you plenty of workspace if the DW is moved to the other side of the island sink. Reduce the 9" utility cabinet to a 6". If you keep narrower doors, you may be OK -- that just means french door or side-by-side refrigerators. See below -- you know have a 48-inch aisle. If you cut off the corner as in some of the layouts above, you might gain an additional 2" or so. Just be careful on the left b/c the front door is also in the Kitchen on that wall. BenjesBride...unfortunately, I don't think there's room to turn the refrigerator 90 degrees and place it on the exterior wall. There's not enough room for the refrigerator itself b/w the bathroom wall and the sliding door, let alone the necessary 9" or so needed b/w the wall and refrigerator to allow the refrigerator doors to open fully. Layout #2: With the 21" sink base, you can probably do all your dish rinsing at the island -- so not much, if any, dripping to the DW. . Layout #2 Zone Map: . In the end, it's up to you -- I'm just trying to get you a Kitchen that will work for several years to come while you save for a gut remodel. [It took us about 12 years or so to save up to do a gut remodel of our Kitchen, Foyer, & Powder Room (& replace all water pipes in our house), so I know it can take a while to save money for a remodel.]
