Persimmon tree problem

I have a persimmon tree, and there's a ton of fruit on it this year, but it seems to go bad before it ripens. I heard this might be weather-related, if it's too warm late in the season, but I wonder if there is a fungus or something else that could be responsible?


The bottom pic shows what they looked like on the tree a month ago. I was waiting for them to ripen. Now, a lot of them are shriveled, even if they're still partly green, and there are "freckles" on a number of the leaves.
